    hi guys

    had our house up for sale since the 1st week in january priced at 122950 pound. had no viewings what so ever so have decided to reduce the price today to 120000. Such a shame as its a lovely little house for 1st time buyers. 2 bed semi with a garage up here in sunderland.

    our next door neighbour also has theirs up for sale for the same price and they havent had any viewings also.

    do you think its cause both are for sale or is it just the time we are now in?
  • Well, after reading some of the threads on here I am feeling daunted.

    Some of you may know me from other sections of th forum, but I am about to put my 1 Bed Flat on the market that I bought just over 5 years ago (work relocation unfortunately requires my own relocation).

    Hopefully I will be talking to EA's over the next few days to start selecting my first EA; but I have a quick question. I have a few minor to-do items outstanding (example; a coat of paint on the coving). Should I do them first, or do EA's overlook it when you say, "I have this to do, which will be done before I go to market"?

    I look forward to trading ideas on this thread.....

    Finally we have had a viewing!! WE now have 2 EA's and have had a viewing from each and have another booked in for next sat.

    We have dropped the price 10K to £99950 for a 2 bed terrace since Nov 10.

    You might have better luck in spring, but depending on the area, I'd imagine 120k is quite high for a FTB to afford.

    You will find that most builders require you to be "trading up" by at least 30% over the value of your house, based on their valuation.     Unfortunately the way the market is at the moment FTB can't get mortgages (well without a sizable deposit) and that is limiting for properties that are studio, one, or two bedroomed....

    We dropped the price with ours but it made no difference what so ever...I think of all the viewings we have had we have had no FTB's through the doors and even our Solicitor said nothing of this size is selling at the moment and renting is a good way to go...

    Certainly where we are the market is flooded with studio's, 1 bed's and some 2 bed's....

    So i wouldn't panic just yet that you've had no viewings...It's always difficult when neighbours are on the market at the same time too...

    If it's only a couple of thigns i wouldn't worry just as long as they can see signs that things will improve! :rotfl:

    Huh, our purchase - I know I should post this on the buyers thread but I feel more at home here ;)- it's not happening. Even though we offered what they told the EA they'd take, they have now said they want more, but rather than asking us for more they have said they'll 'ride out the market as in no hurry to sell'. It confirms to us and EA what we suspected- they have no intention of selling. It's a divorcing couple so normally in that situation it would have been expected that one of them would drag their heels but on both viewings they were both there and seemed very 'together' in their decision to sell so not sure who the pretence is for. Anyway, EA said they'll keep trying but we're washing our hands of the whole thing as can't trust them at all :(

    However, reasons to be cheerful: our buyer's valuation was done today, our house is now under offer on RM and our buyer doesn't want to complete for another 6 months so we've got time to look elsewhere. We are grateful for small mercies! :)

    Exciting times. They came back with a third offer of £135k, matching our asking price. We've accepted the offer, but our EA seems to think they might be unreliable, so...fingers crossed.

    I would agree with NEH, little bits and pieces should be fine, although if you have time to do them it might be worth it just to make it feel 'finished'. Depends what your EA is like as to whether anything doesn't come straight out of the other ear!

    The issues that are outstanding is to paint the coving which has recently gone up (hiding my attrocious attempt at matching wall paint and ceiling paint) and empty a shed which has never had a door on it and probably get rid of it (as its got no door on it).

  • Got my EA fee down to 1200+VAT which I am very pleased with, however I have a problem.

    Was filling out the forms from the solicitor and it is asking about flat improvements and if permission was sought from the LL. I had GCH fitted in my flat last year but did not get permission from the landlord (didn't know this would be needed as it isn't buildings work).

    I am not sure if there is a clause in my lease for this, although from reading on here I would surprised if there wasn't.

    So what should I do should I just ride it out and see what happens or should I email the landlord or managing agent about it now ?

    The gas was already present in the property as I have a gas hob so it is not a new gas supply, but it is work carried out on the property.
