We went on the market at the end of May - had two viewers and one offer straight away, but it turns out she is a cash buyer and serial viewer and offerer, who has done this on many houses and has already pulled out of one sale. She is well known for doing this to all the EAs where I live, so we declined the offer. Cant afford to take the risk when we have 2 babies and I go back to work full time in Sept so dont want to be messed about.
Her offer was 15k less than the asking price and she didnt want to negotiate, just went and viewed some others and she still hasnt bought.
We sold my dad's (very sad probate sale) STC two weeks ago and all is going smoothly. So the only positive thing about this awful situation is we will hopefully have more space for our family once we sell ours.

Slow but that is fine by me, they both work full time and she is pg. Both solicitors have been instructed they have had the survey/ valuation done - both came back fine. Ive just got a few more points to add on the F&F list because i needed to did out some paperwork out the loft but that should go by the end of the week.
They are happy to wait till we have found somewhere but i dont want to push them too much. Ive said it we dont find anywhere by the time we go away (13th july) the we will start looking at rented.Mad mum to 4, boy 17, boy 10, boy 10 and girl 7

Glad things are moving for some, and hugs for those who are going through the ruff stuff. Mother-in-law had a fall this morning, which makes the situation more difficult. Lucky for her DH is staying with her and was still there when she fell (out in the garden so could've been there hrs before f-in-l came home for lunch). Still not a thing happening my end, sigh.0

Argh am having a mare my end. We were supposed to complete on 1st July and buyers sols went off on holiday and on the day they left sent a letter to our solicitor saying our lease was invalid as it has a clause in it saying every 25 years the council (who are leaseholders) are entitled to review the rent and that this is now not acceptable to whoever the mortgage governing body is. Our sol has never heard of this, neither has anyone in her practice nor the council.
I have just spoken to the Leasehold Advisory Service and they hadnt either.
I have a very strong feeling he is playing for time but I am annoyed by it all. He also told our solicitor he would be back on Monday next week and when I rung his office today (bit naughty I know) they advised he was definitely not back until a week Monday.
We are supposed to exchange on our new build on 3rd and they wont do this until we have completed on the sale of our current house (although not sure why - anyone know?) and know we have to ask them to extend as its supposed to be exchange within 4 weeks or property/plot goes back on the market.
I cant get hold of my EA.
I am just so annoyed, I mean if they wanted more time to complete on our sale then fine but no need to lie about it (which is what we, and our sols (although they cant say this) think).
I need wine and its only 2pm.0 -
Nope still no viewings, last one was feb, and dropped the price twice since then. Just gonna sit and wait now I suppose, not much else I can do.0

Good luck rumncoke.
Our news is not as dramatic! We went on rightmove wed pm and for sale sign went up Fri morning. Ea rang fri pm to arrange first viewing for Monday night. The man has a property which he is going to rent out so does not need to sell. How does that work finance wise? Pawpurrs? Anyone know? Am getting house ready as EA has described it as absolutely immaculate so don't want it looking poor, but my small kids will be whiny at that time so dh has instructions to take them to park or drive them round if its pouring.
Will feel bit strange doing first viewing . Any tips anyone?
Yes show the best rooms first. If you have wc downstairs give that a miss until you have taken them to lounge, kitchen, dinning room whichever is best first. The same with the upstairs keep all doors closed and keep beside lamps so that it makes the house full of light.Arrange vanilla scented candles is as many rooms as possible especially bathrooms and toilets.Had this advice from a house doctor.Hope all goes well:beer:0
