Good luck Joanne. It's a stressful process but at least you know that we all know how you feel. We did all the viewings ourselves because we wanted to let people know how much we have loved living here. We tried not to talk too much and were open and honest when answering their questions. I think people can see if someone is covering things up.
We put our house on the market for £15k less than two very similar houses on the estate. They had been trying to sell for over a year. We got an offer within 4 weeks - waiting nervously for exchange. I wouldn't worry about how other people value their houses. As is often said on here, houses are only worth people are willing to pay.Hi everyone,

Also when i got home from work was gutted that a 3bed detached had gone up on our street,thought we were out of the running stright away, but its gone up for 200k! Were a 3bed semi and puting it on for £159,950....why the big jump???

Ive been reading this for many weeks now! it has been very helpful!
We have just taken the plunge and put our house on the market! still waiting for the HIP to be finished off, hopefully we will have it tomorrow, and drop it in the EA on Satuarday!

I'm a ftb. When I go to viewings I prefer the seller just to let me walk around taking notes, and if possible take photos. There is nothing worse than a seller giving you the hard sell.
If I'm interested enough to go for a 2nd viewing then I'm prepared for the hard sell. Try not to scare people off.
The 200k house sellers might be prepared to accept £180k, that's why they have put it on at £200k so the buyer feels they are getting a bargain
How much are you prepared to drop, is it better to put your house on higher if you are only prepared to drop £2k?

one of the reasons we wanted to move was because of all the kids playing out in the street(great when it's your kids, but not when it's the neighbours kids ?! lol), but this year it seems their own parents have got sick of it too because they all get sent to the local rec a couple of streets away.:jCredit Card debt £10247.17 1/1/20200

Good luck to all with viewings pending , surveys etc. Can I do a big grrrrr , really wazzed of , finally got feedback on last weeks viewings , bedrooms too small :mad: yes I appreciate the two small bedrooms are fairly small , but they are for small children ! , they can easily be knocked into one bigger bedroom , there are two other bedrooms of decent size , and the measurements are on the details for goodness sake , I have just spent the last twenty mins looking at the small bedroom measurements on other properties , mine are pretty average. Kids sleep in them , there is a playroom downstairs for big toys etc !! Why do people rave about the house when you are showing them around , when does the negative vibe descend on them , as the front door shuts behind them. Are these people suddenly finding massive houses in my price range ?? Dont get me wrong I am glad to be getting viewings after 12 months of nothing , but grrrrrrrrrrrrrrrr. Rant over , sorry guys.0

Buyers cannot visualize measurements on a page, they can when they stand in a room with furniture already in it.
That's why on the property programmes they say to hire furniture when selling an unfurnished property so sellers can see the space available.0 -

I know a few people who live in neighboring (sp) roads, ive asked them today what the road is like and apparently that house is know for trouble, kids out till late, police regularly visiting, so we are going to give it a miss.:rotfl:Mad mum to 4, boy 17, boy 10, boy 10 and girl 7

I know , I suppose I just ventilated my frustration following people who rave over your house and then suddenly realise rooms are too small. When I view a house even if I am ecstatic about or think its not right for me , I would just be polite without the raving. One of the small rooms is furnished anyway and the other is a mirror of it , decorated in white , light coloured floors , so not much more I can do with them , just needed a big grumble I suppose.0
