  • not much happening here tried to ring EA for an update today but just got answer phone. il ring back on monday. thought we might of had another viewing by now. i also got a shock when i heard of micheal jackson's death i know he had big problems all his life and i dont want to comment on any of that people can have there own opinions of him. but he was an amazing performer and deserves respect for his work RIP.

    Also how long did it take everybody to get there HIP sorted?? mine seems to be dragging on! we have used a local solictor as they gave us the best price!! mabye a lesson learned eh?!?

    We are putting it up for 159,950 but would be willing to take less than that about 155,000? that sound resonable?

    There was a lot of activity when we first booked our HIP with hips4u but when the proposed finish date came and went, we had to chase them a bit. It arrived 2 days later.

    Have a firm figure in mind but also be a little flexible if you get a 'good enough' offer, after you've weighed up all the pros and cons. We had a figure in mind but when 1st time buyers made a serious offer and offered to move in our timescale, if everything goes to plan, we accepted slightly less.

    Personally speaking, if I 'got' a house for £5k under asking I wouldn't think I'd got a great deal in this current climate!

    Personally speaking, if I'd paid less than the asking on the one I've got, I'd have been embarrassed!

    Some people really do price to sell, y'know. Depends on the motivation.;)

    I agree but if it already looked much cheaper than similar houses then the fact that I didn't get the "extra" disount wouldn't matter. If it was on at a similar price to others then I would expect a bigger discount. This would be based on the fact that if they wouldn't give the discount someone else is likely to give it to me.

    At the moment we have made an offer on a house (house B) which the vendors declined and have come back with a counter offer which is acceptable to us (well it was a bit more protracted than that). However yesterday another EA called us. 3 weeks ago price negotiations on another property (house A) broke down so we walked away. The EA called us to say the vendor of house A may take us up on our last offer. They spoke to the vendor last night, as it is a divorcing couple they are waiting to speak to the ex too. If agreement is reached we will be buying house A (STC ;)) . I feel really bad because we were ready to accept the counter offer of house B before this happened. In reality I like the couple of house B and am not keen on the vendor of house A. I will feel really bad if we don't accept their counter offer but house A is the better house for us and the better deal. Go on make me feel bad now. :o

    Hopefully we hav priced at the right level so we dont have to knock much off the asking price!:mad:

    However i do think were in for the long hall, we have had two sell in our street in the last 6weeks, 1 was a repo and the other a big family 5bed detached! was up for around £270k but i dont recon they will have got any where near that!

    Got the last of our local searchs back today, so hopefully, i can post a link to right move on monday and you can all give opions?!?!?:beer:

    Can anyone give me some advice please? My house was valued at £235,000 2 years ago and nearly sold for £225,000 but survey showed up problems with subsidence so sale fell through and it has taken until now to repair drains (cause of the subsidence) and do the repairs to internal and external cracks. Most of the house has been redecorated since this and I reduced the price to £210,000

    However, I have now accepted an offer at £190,000 but the buyers have just had a valuation survey for mortgage which has said £175,000. Buyers want to reduce their offer to this. I have had a guarantee regarding the structural and drain repairs which seem to count for nothing. It was also an out of town surveyor and estate agents have written to the surveyor to see what comparable properties were used to arrive at the valuation but only the next day the EA said no comparable properties in the area and are pushing me to accept.

    Has anyone had any experience of selling after structural problems and is it likely that the valuation could be correct due to these problems although they have been dealt with?

    Any advice welcome.

    Mortgage valuations seem to be coming out to factor in for possible further falls in the market. Unless you can prove otherwise then that's going to be how it is unless your buyers will come up with more deposit. Does this leave you in negative equity?
