    unfortunatly that is the way it is. we are marketing our property at the value of £124,950 as that is what it is worth (no really it is) but yet we know we will have to take min of £120,000. for all you horrid little "we are so poorly done by" purchasrs out their. but we are prepared for that. wuold be much easier if you would just pay what its worth (yes what its worth, bricks and morter and new kitchen new bathroom etc etc etc the price it is actually worth in pounds sterling)

    Your house is worth what someone is willing to pay for it and if they need a mortgage what a surveyor values it at. What it is worth to you is not necessarily what it is worth in the open market.

    As a Seller and buyer I am having to sell at less than what my property is worth to me and am buying a property at probably 10K more than I think its worth but its what the market dictates.

    Whilst there are some on this thread who are happy to wait for months on end to try and achieve the price they believe is reasonable there are others who will want to sell quickly for various reasons.

    Can't see any reasons to call people horrid just because they don't want to pay the price you want for your property. If you have a problem with people making low offers etc why not advise your agents to make it clear that the lowest you will accept is 120-125k and not send anyone round looking to make low offers.

    most definitely ! The floor plans are clear & easy to read, the dimensions are stated again on the details, they'd been round already once: did they _really_ need a second viewing to get my hopes up just to shatter them again?

    Ah well, we do have another couple who apparantly want the house, but are just not proceedable themselves as yet (even upped & got married when they should be focussing on the important things in life like selling their house !! :p ) Problem is, there's a house that we really love, and are desparate to sell now ! :(

    If a house is only worth what a buyer thinks it is worth, why are you paying 10k more for your purchase than you think it's worth and therefore by your own argument how much it is actually worth, especially in the current market? *confused*

    Because the property I bought had had 7 viewings in the first week with 2 other interested people. It had a fair few other views lined up on it for the following week and this was in a slow August. I therefore had to decide whether to take the gamble and hope no one offered on it going into Sept which seemed unlikely based on its viewings at the end of Aug or accept it was probably worth more than I thought.

    It’s the same with selling. If a property has been on the market for months and the marketing and presentation has been good then sometimes people have to come to terms with the fact that their property may not be worth what they thought it was.

    Of course price is not always the reason. I know someone who had a property on with an agent for 3 months with no luck. Changed agents and it was under offer within a week with no difference in asking price.

    Good luck Az. It looks like we are treading similar paths.

    We have now moved to our rented house. I emailed the EA before we left with contact numbers etc and advised him to feel free to come and go as he pleased for viewings.

    He appears to have taken me quite literally! We spent the start of the week worrying that nothing was happening with our house, then finally caught up with him. The reason he hadn't managed to call us was because he has been busy with 5 viewings and 1 second viewing!
    The best news is that all of them like the house and 2 seriously, although only 1 in a position to proceed right now. Fingers crossed for an offer and that all their houses sell ;)
    3.9kWp solar PV installed 21 Sept 2011, due S and 42° roof.
    17,011kWh generated as at 30 September 2016 - system has now paid for itself. :beer:
