  • as i have said before i you were selling your car for £1,500.00 you would probably expect to get £1,000 for it at the lowest. if i came along with £500 and said to you well thats all i have so you should sell it to me as thats all i have, you would tell me where to go, would you not?

    I think that perfectly describes the situation that we buyers are facing.

    You are willing to admit that for a car you would immediately expect to take a 33% cut from your asking price.

    From a buyers perspective I think the market would work far better if people haggled more. Buyers want to feel they are getting a deal - and when reading news reports that the market it going down, we would like a decent chunk off the asking price.

  • Quick update: we'd registered our interest in a very nice house (for us!) about a month ago, and made it clear to that EA (a local independent agency) that we are not under offer/not had much interest in our house.

    That house was reduced by £20,000 last week, so we reduced our price to allow for the difference in future mortgage required.

    Anyways, that house's EA called today and asked how we'd got on with the lowering the price etc. Explained we'd had no more interest, and TBH, no further contact from our current EA. The other house's EA gave the whole 'we may have people interested in your house', 'have you thought of asking your EA to change your contract to multi-agency' etc.

    Explained that we hadn't, but that we'd give them a call to see what the get-out/changes charges would be. Rang our EA, who when I broached whether we could go multi-agency, her response was 'Oh God, yeah, go for it, completely fine, completely understand'. She gave me the impression that she'd either a) completely given up with marketing our house just six weeks into our contract or b) completely given up with life itself.

    So we're going with another agency as well - same fees as ours in the event of them selling it, same price etc. We're going to be careful how to market it (don't really like the idea of two boards outside at the same time, weirdly), and we also aren't listening to the whole 'we've got a buyer lined up' line from the new EA.

    I think we'd reached a point of thinking, perhaps subconciously, that our EA was pretty hopeless, and if the house did sell through them, it would be through sheer luck.

    Have we got a good deal here? As in, I didn't really think we'd be able to swap to multi-agency that easily, I thought at least we'd get stung for some sort of get-out charge? Am going to put it in writing to them also :huh:

    unfortunatly that is the way it is. we are marketing our property at the value of £124,950 as that is what it is worth (no really it is) but yet we know we will have to take min of £120,000. for all you horrid little "we are so poorly done by" purchasrs out their. but we are prepared for that. wuold be much easier if you would just pay what its worth (yes what its worth, bricks and morter and new kitchen new bathroom etc etc etc the price it is actually worth in pounds sterling)

    Morning all. Well, the EA has been and taken their photographs of my flat. Typically, it's been raining all night and morning but it's not too dark - we shall see when the proofs come through later today. Could be up and running by Friday!!
