    well the viewing tonight was the usual 'oh what a pretty garden/ large lounge/quiet close/well-behaved kids (ok i'm kidding on that one but i can dream eh?)'

    then they said it...'we'll tell the agent our feedback and they can pass it on'....can't they just tell me themselves? are people scared of telling the truth...

    i've has people feedback 'oh we dont want to live in a close' .....for heavens sake! yet still they come round and look....

    GRRRRR:mad:

    and now hubs has cleared off for the evening..where's that bottle of wine!:confused:

    Does anyone know if there is a campaign to protect everyone in a chain from people dropping out without good reason?
    After nine weeks waiting for the sellers (of the house we want to buy) to sort out problems with the house they were buying, we were 4 days from exchange when our buyers' buyer dropped out. It turns out he is a property developer who has decided that he can make more money out of investing in property in Russia instead of the UK.
    I understand that in other countries once a price has been agreed a deposit is paid by all parties.
    Not only are we likely to lose the house we want to buy but also the survey fees, the cost of the solicitor for the conveyancing so far - a total of nearly £1000. We may also lose the mortgage offer - which had a very good rate of 4.15% fixed for 5 years.

    Hello redkite, and sorry that your first post here should be to report this. Quite a few of us have had sales fall through, and most would surely agree that the house purchase system in England & Wales needs reform, but if HIPS are the best thing the politicos can come up with, it is going to take some big lobbying to get anything useful done. Anyone from Scotland like to comment?

    Hi & welcome hks123, I'm a friend of FC123, but I haven't been introduced to you, so maybe you're not related!

    I would only ask why your agent can't do the viewings when you're away. Mine did, and on Saturdays too. After all, people sell things 7 days a week now.
    I would certainly ring them and ask why they think the viewings are so slow, or maybe visit and ask them to show you the Rightmove statistics for the 'hits' on your property. They can tell how many people looked and then went on to look at the brochure;that sort of thing. You could also go on Rightmove yourself and spend time looking at the opposition to see if you feel you're well-priced and that it looks as if you are. A hard one that, so if you are feeling really brave, get an honest friend to do that with you. Not looking hard enough at what we were up against was our biggest failing when we were selling last year.

    People are sometimes shy, but as you said 'they' there's a really good chance neither knew what the other really thought! DW and I would do our double act on viewings, but neither of us would say anything substantial until we were well clear. Sometimes I would guess what she was thinking perfectly, but frequently, I was miles out.

    On the property we're buying, I rang the agent the next day to say quite seriously we weren't interested. It wasn't until a couple of days later, after some research & reflection, we realised we'd been too hasty.

    Gosh, that's long.....let's see if it works!

    Welcome, hopefully you will have some real interest soon, chase the agent to get those viewers rebooked, and if you can give the agents a key so when you cant do them then they can.

    Well....I am back on the market !

    first 2 buyers had mortgage offers withdrawn last year when panic set in .....this buyer (FTB) is just not answering the phone!

    I am gutted at the loss of 2 months potentially good marketing period......when every house I had on my potential list has sold and now prices (albeit asking prices....and those are selling) are going up!

    Just the thought of having to clean the house for viewers again is making me reach for the wine bottle !

    I see lots of new people ...... wishing you all the very best of luck, I am going to be here for a while and will no doubt see you all move on !

    Not sure if anyone knows this, but for sellers..... Sarah Beeny off the tv is just launching a website and you can advertise for free. Not sure if this is a limited time whilst they get the site up and running, or if it will stay free but it might be worth a look. The website is www.tepilo.com .     you know what I mean - a house came up today that is our dream home and we can't do anything about it - gutted!
    I'm a big believer in fate, so what will be will be.

    trying not to get excited as we have only been on the market for 3 weeks and i know i am very naive:rolleyes: The offer was a bit less than we expected so we have given a counter offer and now have to sit and wait:eek: This was from the lady who looked everywhere and asked everything and wanted a garage even though there's no room so she must be willing to compromise on that one.
    We have 2 viewings booked for this week so at least there's interest if she changes her mind.
    The point of this rambling is that I have a question, what happens next? we have found a property and our ea is going to negotiate for us. It is on for an offers over price, has been up for over 9 months, they are willing to go into rented so they can sell, have had no offers yet. Do people stick to the offers over thing or not? yes i know i am green!

    Great news about your offer, Thifty.

    I wouldn't worry too much about 'offers over,' especially on a property that has been on for 9 months without a bite. If it hasn't been reduced in that time, then it must surely be expensive now.

    The owners will know that the dead zone of the summer holidays is just weeks away too. How they feel about the prospects for autumn, depends upon how deeply they read the news. Many people take what they want from the headlines and filter out what they'd rather not see! If they are willing to go into rented, then it sounds as if they are somewhat realistic about assisting their sale, but price is still key.

    At the end of the day, you should not start negotiating at too high a price. You can always come up, but you can't go the other way!

    Quick update. our buyer is getting pressure from hers to exchange contracts on her sale. Obviously she cant do this until our contracts are ready, its only been just over 2 weeks since the offer. We are both doing everything we can to speed things up. She is using Abbey for mortgage & it is all done now subject to survey which is being done tomorrow.
    Her solicitor will be putting pressure on them to get offer out asap. Hopefully once that is in contracts will be ready to be drawn up & we can all sign & exchange. (provisional completion suggested of 20th July) She is going through a less than amicable divorce & is so stressed out.
    If, & I know its a big if, it all happens it will be just 9 weeks since house first went up for sale this time.

    Calmspirit. We had the same last year. House sold May 3rd, buyer pulled out middle of July. We were gutted at the time lost. We then had no chance of selling it due to beginning of the crash & managed to rent it out in September.
