Thanks Davesnave, hopefully by September things will be looking good. Problem is the village I really want to move to the Agent that took over from me, who runs the office, is on some sort of drugs and is pricing property over 2007 peak, I sold a beautiful 2 bed period cottage for 210k approx in 2006, fully done up, large garden, and she is putting up ones with no garden and needing full renovation (not even livable, and hence not mortgagable for 245k! !!!!!!? and there are houses that have been on 4 years without one price drop? I really cant understand it!
I can't get it either. Back in 2006, when we'd sold our first property & had every prospect of selling our main home quickly, we put an offer on a nice Georgian farmhouse in Wales. Because of certain shortcomings, which we listed and explained, that offer, being all we could realistically afford, was 10% below the asking price. It was quickly rejected. The house is still on at the same price, and with every passing month it seems increasingly ridiculous.

We loved our old house, but outgrew it, so having to stay there a bit longer than intended was not such a hardship. However, no matter how much we loved it, we wanted its price to stay competitive. I think owners who don't reduce prices are either not serious, or simply scared stiff by today's market. The problem with period and landed property is that uniqueness and lack of close comparatives can often lead owners to become delusional.0 -
To be honest I havent seen much proof of a price drop in Bognor at all, yet it isnt exactly a thriving town. The town centre is dying, the 'regeneration' keeps getting delayed, they want to build more houses but dont have the infrastructure for it - no jobs, big waiting lists at Dr's and dentists etc, they recently turned Asda and Argos away (the town has a small Morrisons and a medium Tesco, which always has traffic congestion) and yet they dont reduce their house prices. If it wasnt for family and friends I would be quite happy never going back. Whereas in Stoke, Im just waiting for people to start giving houses away!0

Well, I've just checked with the main Abersoch beach cam and there's two people on there, so I guess it must be raining! Hope you got some gardening in first.
That's a very interesting looking thread, which I'll sit down with tonight when I have time to go through it all. Thank you.
We are no strangers to building work, but I'm not terribly well-skilled compared with the rest of my family, who do it all, from the groundwork up, though I can plan & manage. However, they have a project ATM, so we'll either wait or use a local firm. The house is perfectly habitable meanwhile. DW has told me I have to obtain a digger, as there's so much we'll need it for. It isn't often we men are encouraged to go out and buy boys toys!
If I wrote a blog, I'd do it anonymously. It's difficult to explain, but the property we have gives us the option of working or 'retiring' (not the usual kind of retirement though!) but until we get there and settle-in, we won't know which way it will go. I take lots of photos and a blog might be the best way to keep a diary. There's so much excellent competition though!

well i think the viewing went really well but then i thought that from the first one and we got no feedback whatsoever from that.
I agree pawpurrs. Think most people would like to have feedback when they have gone to the trouble of showing their home to you. i am quite a private person and find it a little strange showing a stranger round my house.
This woman was either incredibly interested or just plain nosy:eek: She asked so many questions and wanted to look everywhere, thank god i am now on the flylady thread. She seemd to love it, is living with mum so no chain, fingers crossed. 3 viewings in 3 weeks isnt bad really is it? hope we got our price right.Cross Stitch Challenge Member ?Number 2013 challenge = to complete rest of millenium sampler.0 -

hey,
no at first i presumed there was a problem with the valuation but apparently it came in at what we agreed on price! The lady left a message with the estate agent on Saturday and is now on Holiday. Hopefully will get more info today as the guys we del with will be back in today!!!

Latest from me, I have put an offer in at a great property I felt was 'home' about an hour ago.... fingers crossed...! I am also chasing when my buyer will get their surveys sorted. Its taking a while! According to the EA its taking longer these days as the baks are laying off staff.

Having problems with our sale, could do with some support, and your thoughts, as we're now probably going to lose the house we're buying ...
Our chain's approx 6 weeks old;- our buyer is selling to a FTB who's purchasing with the help of a government funding scheme (catalyst).
Last week, her flat was supposed to be surveyed but it didn't happen.
Our house hasn't been surveyed yet either.
A few weeks ago our buyer went to her lender, who pulled out her file and said "doh, we're missing your employer reference". She managed to get a new one to them nice and quick. She's been told the survey will be carried out "next week" two weeks ago. The impression we have of her is that she is committed and proactive. So far our EA has felt the chain is good.
So why has it been this long but neither ours or her place been surveyed yet?
Today, our solicitor said he thinks the buyer has a problem with their mortgage. Our EA thinks we've given everyone enough time and we should re-market, which we're not keen to do unless we receive information that the chain has actually broken down - a slow chain is better than no chain.
I called the government funding scheme on Friday, they've advised that their transactions have gone from an average of 8 weeks to 12 weeks.
The EA for the house we're buying says the vendor may decide to pull out and rent the house out instead if she's told it'll be a long wait.
Our EA is ringing back later, I think if we can just get the surveys done this week, it will give our seller and their EA the confidence that this chain is moving!
I'm very frustrated - I used to work as a project manager and I'm very tenatious. Is there anything I can do?0
