    Hey hope you are all well!!! Just had confirmation are money is ready for us!!! just need our buyers to get their money confired. They just had their survey info sent to Mortgage compant so with any luck end of next week!
    A few questions...

    we have had our fixture and fittings pack from solicitors it asks what we are leaving even down to the loo roll holder :rotfl:it says we need to send it back asap but i dont no what we will be leaving till we have found somewhere for us. Is this ok ?
    Without this solicitors wont be able to complete contract pack (needs to be checked over by buyers solicitors and buyer). not getting this till the end delayed our purchase by just under 2 weeks as everything else ready.

    Our buyer had the survey done on Tue will i get a copy of the results too ?
    No you will not get to see this it is only for the person buying the property unless they choose to show you.

    I have watched this thread with interest over the past 2 months - good luck to all sellers

    We got our HIP and put the house on the market in mid May. We priced it keenly, at just £15k (almost 5%) over our 2003 purchase price. We have just agreed a sale at £5k over our original purchase price. We had about 10 viewings, and one other lower offer from a different purchaser. We think, in the current market it is a fair price - we are not over the moon, but this will enable us to move on.

    We plan to rent for 6 months because we are moving to a new area and want to suss it out before buying

    So will

    - the chain (4 people) continue and will we be able to move on time?
    - house prices in our new area go up or down in the next 6 months

  • Hi Guys

    Bit of a different slant but thought I may get a sellers point of view, we our first time buyers and have found the house we want. The seller already has moved to a house they have inherited so the house is empty, as well as being on the market at least 6 months without any offer. (The estate agent told us this) and so the story goes as posted below...

    Well we're in the middle of everything at the moment, got a meeting with mortgage advisor at Britannia tomorrow afternoon so hoping to get an agreement in principle there.

    Meanwhile... We put an offer in on the house we like up at 120k, we offered 108k on Tuesday, they called back and rejected in about 20 mins, said they would take 115k and leave the washing machine etc. We already know they have moved to a house they have inherited with all that stuff in there so they likely want to shift it anyway.

    We offered 110k on the back of that and they rejected again, I then told the estate agent we were leaving it and not going any higher, based on it not even being 10% below asking, lets face it, if we pay 115k thats only 5% off asking which means them doing bloody well in a market like it is.

    The house is currently empty so ready to go, quite a few frustrating days actually, we like the house and understand its still 10k to the seller but we feel its a very decent offer given the times. I think we're gonna sit tight, get an agreement if we can for now.



    So my question to you sellers is, are we being reasonable? OR is the seller right?

    Obviously we don't know how keenly priced the house was originally but really no-one is wrong. You offer what you feel it is worth and the vendor will accept or decline. It's your choice and theirs and you have to decide whether you can get something as least as good for the same money. The vendors may or may not be stuck with the property for some time.

    I had a vendor refuse an offer 2 weeks ago and via the EA he assured me it would be sold within 6 weeks (it has been on the market for 18 months) so I'm watching to see. The EA did ring after about 10 days to ask if I would still pay what I offered and was told yes but I haven't heard anything. I think that means the EA isn't as confident as the vendor!

    Thanks Maggie, its difficult at the moment thats for sure, but hopefully our luck is about to change.
    We really only want to move to one village so rental is going to be difficult, keeping an eye out, but cant commit untill exchange as deffo can not afford to pay rental as well as mortgage.

    Two viewers booked in for today , my new EA seems to be getting them , although the viewer I was expecting on Wed thought she had booked to see the house further up the road , so a bit of a mix but at least I had my house clean and tidy so less to do for today. Just sitting here composing myself for the tour guide bit , is it just me or does anyone else get a bit nervous doing this. Anyway good luck to anyone with viewings this weekend :beer:

    Bit of bad news our end our buyer has just pulled out of our purchase!! so looks like we will loose the house!! Already got other viewings though.
