    Personally, I think that advice was wrong.

    It's been said on this thread before, that as a seller, you have very little idea about who will be useful to you, and who will turn out to be a complete waste of time, especially in a market where you may be showing people around for 9 months, or more.

    A great deal can happen while you are on the market, but you are getting viewings, so perhaps you'll not have too many cleaning sessions.

    AST = assured shorthold tenancy, usually for 6 months.
  • Does anyone know if there is a campaign to protect everyone in a chain from people dropping out without good reason?
    After nine weeks waiting for the sellers (of the house we want to buy) to sort out problems with the house they were buying, we were 4 days from exchange when our buyers' buyer dropped out. It turns out he is a property developer who has decided that he can make more money out of investing in property in Russia instead of the UK.
    I understand that in other countries once a price has been agreed a deposit is paid by all parties.
    Not only are we likely to lose the house we want to buy but also the survey fees, the cost of the solicitor for the conveyancing so far - a total of nearly £1000. We may also lose the mortgage offer - which had a very good rate of 4.15% fixed for 5 years.

    it does surprise me though how many people post on these forums without actually offering any advice or being helpful in any way.
    Just purely wanting to be a smart butt!

    our first viewing was a realy nice couple - but they said it was too small.
    turns out they are friends of friends who are moving abroad and just wanted to see what ours had, that theirs didnt; as it was on at a higher price!

    To be honest, we just turned the preparation bit into a routine and did it, thinking as little as possible about it. It just became something that we did; like you do things as parents that you'd not otherwise do, that sort of thing. At first your emotions are tied up in the whole business, but if it goes on -and it has done for some of us - then it's probably best, as a defence mechanism, not to think about it too much.

    As for the viewers, all we can tell you here is that some of the most loquacious and effusive are the biggest timewasters. Unfortunately, only some! The inscrutable ones may also be doing it deliberately too, because if a person is genuinely wishing to negotiate with you, they are hardly going to say what a bargain your house is, even if they know it's well-priced. At your end of the market you are going to get some pretty cool customers who've been through it all before - and it's a grand looking house, by the way.

    From a personal point of view, I always found something positive to say, even if the property was a disappointment, and I never felt that meant anything, except that I'd picked-up on a particular feature, but some people like to play ultra-cool and others tell you their life history. You obviously haven't met the second kind yet!

    ETA: DD was PPR'd on the debate board where things do get rather ...er...heated. He fell out with a board guide, but also had several aliases. It wouldn't surprise me if, Frankenstein Monster like, he's already back with a fresh identity.

    I agree the Debate board can be tedious with all the one-upmanship, but there are some good posters on there and I just filter out certain characters/ threads. It's a great place to use MSE's 'ignore' button!

    hi everyone this is my first post! ahh some of you guys are going through it.

    well been on 3 weeks now and no viewings had someone who wanted to view saturday but we were the other end of the country so that was a no go and haven't heard anything back.

    i'm just wondering how much i should keep in touch with the estate agent over the next few weeks/months hopefully not years lol should i ring them or wait for them to ring me!! aghhh its so frustrating i just want 1 viewing to start the ball rollling

    my buyers still havent booked the survey, offer accepted 21st April......and they are not returning calls from estate agent...............I guess tomorrow I will start marketing AGAIN.

    I agree with Davesnave here. We viewed 3 properties a few weeks before we put ours up. It gave us an idea of what things looked like in the flesh, an idea of what to say as a vendor when showing others around and every person we have had around so far has asked if we have found somewhere. I suppose it gives them an idea of what sort of position we are in (we like a house with no chain).
    Have had a couple tonight who hardly said a word. Their bungalow has been up for a year now with no offers. They talked about applying ofr a governmetn scheme to get them to buy it i think but am not sure what they meant :confused:
    The lady who came yesterday wanted a garage and came to see our house which has no room for one- go figure!
