Managed to get property bee up and running and it is a good little tool, very useful. Still no feedback from the viewing we had, personally I think it was a no go from the start as it just so happens that our contract is up with the ea soon after, they are meant to ring oh today to discuss this. They are absolutely useless, mind you the others aren't much better, haven't heard a peep out of them.

I was going to lower the price yesterday but now the new agent i got 2 weeks ago had a viewing on saturday and said there are about 2 or 3 more viewing lined up for this week so I might as well wait another week before I lower the price. see what these people have to say...

Got feedback from Saturdays viewing (1st viewing ever), she was going to make an offer but had a meeting with a mortgage advisor and realised she cant afford my flat!! Grr!

Back to square 1. Lets hope we get viewer no.2 soon.

Ooh, there's been lots going on! Congrats to all who have progressed :D

We've been on the market for a few weeks now (although feels far longer - is this normal?!)

Had a call from a positively-breathless-with-excitement EA this morning, to tell me that she has a viewer, and can they come round now?

The answer was no, not right now, but can come round this evening.

Cue vague hopes from us that this could be someone proceedable, minor-positive thoughts on our part etc.

Late this afternoon - a further call from the EA, which went something like this:

EA: Hello, this is xxxxxxxx from the EA's office. Just to let you know, the viewing tonight has been cancelled. OK, thanks... [goes to end the call].

Me: ... Woah, hang on a minute. How come its been cancelled?

EA: Well, see, the thing is, this viewer, well she lives in Ireland [our house is in the South East of England], and her granddaughter lives down here, and well, she wanted to be a bit closer to her. But, er, the thing is, well, she has visitors over from Spain quite often, and she doesn't think your house would be big enough to accomodate them.

    Me: It's a one-bedroom starter home.

EA: Well, er, yeah. She just doesn't think one bedroom is enough. [At this point I'm wondering if anyone has shown her our house's details, where it clearly states the amount of bedrooms we have]

Me: So, what are the likely chances of us having any viewers actually turn up to view our house, seeing as this is the second time this has happened? [i.e. either cancelled at the last minute, or just not turn up].

EA: Well, we're trying really hard. And at least you knew beforehand that they weren't turning up this time.

Cue me pretty much hanging up on the EA

Am I over-reacting in my ranting?

I think I'm mainly ranty towards the EA, as this is the second time that they've put forward non-proceedable viewers, who have both lived out of area (this one from Ireland and the previous one from Derby), and then wonder why when they don't turn up or cancel, I'm then shocked to find out that actually the chances of said viewer(s) being in a position to buy our house any time within the next year is slim to none.

    And breathe.......... :D

It’s just all too typical nowadays Emilia. These people don’t seem to realise they’re messing with your hopes, your dreams and at the very least, your emotions.

I’m now VERY tired of EAs and solicitors acting as though they are the important people on the scene and yet failing in so many ways to act in a professional manner.

We’re involved in two sales at the moment, one is with the High Street ‘professionals’ and the other is with the online companies, who of course are slagged off by some posters on here with an axe to grind.

Interestingly, we’ve had friends say ‘well you’ll get crap service anyway, so you may as well pay as little as possible for it’. So far we’ve had excellent service from the onliners, and diabolical service from the High Street.
  • Please keep your fingers and toes crossed for me, we had a viewing on Sunday and the EA’s feedback was that they really liked it but have a few more to view and then will make a decision, please please please be our house, please make an offer ohhhh please
    :p
    Thank you to all posters

I'm feeling really down today - our day yesterday was depressingly similar to yours. Our EA gave us three hours notice of a viewer, but when they turned up they were obviously doing a tour of various houses in the area, so ours was just one stop on the way. Out of four viewers (none proceedable), three of them have been the same, people looking to move to the area for work, but we've just been one house on a list and they haven't necessarily decided they want to even live in this town rather than a village nearby etc, they are just looking around. All I want is a viewer who has actually looked at the details and decided that they are interested in THIS house - we aren't just open house to anyone who wonders what a house in the West Country might look like.

In which case would it not be simpler to insist that your EA does some more work on your behalf and only sends you proceedable buyers, rather than wasting your time?

Contract up with first estate agent, I think we are definately getting rid of them. And we will stick with the other one for now. None are getting us any viewers but at least the one we are remaining with gives us updates, although at the minute I don't want updates I want viewers.
