The house we had our eye on has just sold :( Still, its probably all for the best in the great scheme of things and a better one will come along when (if) we sell.

Our EA wont let anyone come to view unless they have an accepted offer on their property & a couple of people have been that are renting atm.
These people that have offered on ours started looking the day after they had an offer on their house & as soon as they exchanged yesterday they put the offer in on ours - probably not wanting to tempt fate, which is always the same with me.

    Its right to wait.
I know how tempting it is to start viewing, I have my shortlist on RM at the ready but until an offer is accepted on the flat im selling.
Im not letting myself view anything and fall in love with it without being able to make a proceedable offer.
I understand these points of view, but in the end we sold to a non-proceedable viewer.

My viewer figures are shown above at #4650 if you want a statistical view of things for us.

:)Congrats to all those with good results recently! :)

At the moment our small chain recently lost the FTBers at the bottom, immediately replaced by another luckily. Unfortunately that has to add another 4 – 6 weeks I guess to the process of exchange, wrecking our carefully organised onward move.

I can only ‘guess’ at this, as the EA involved for most of the chain has gone into a sulk over the whole matter. We’ve lost another rental property due to his lack of skill, and it’s getting hard now to be polite to him. He assured me at the time that the FTBers were the ‘rock solid foundation of the chain’. He clean forgot to check that they had the dosh to exchange on it somehow…

Just out of interest, what would you guys call a " cheeky " offer?

I have viewed a property today thats on the market for £117k. Me and my partner both like the property but we have set a budget of 105k. We can go more (109k) and still live comfortable but I dont want to spend my top bracket!

Would it be cheeky to start the offers at 100k? Its now been on the market a while!

Btw - We are FTB and have no chain.

That seems a fair starting point in my opinion. Good luck!

We seem to be in the same position, the house we had our eye on has just gone under offer this week too. We had dropped our price because they had with theirs and we have had much better interest on ours this weekend. Knowing our luck we will get a proceedable offer this week but there is nothing out there apart from this one we like (or shall we say in a realistic price range)!!
