just a quick update, we have exchanged on our sale and are due to complete on 27 Aug. We had hoped to tie in our purchase at the same time but unfortunately the lady at the top of the chain died on Thursday  So because of the delay in getting things sorted at the top we face the prospect of being homeless on the 27 Aug
Not quite sure what we are going to do now, we only found this all out last thing on Friday and we really need to chat to others to find out a little more about the whole thing.
  • had a viewer today, dont know how it went, they were very non animated, said they liked it, but we shall see.

Was thinking of taking it off the market with our estate agent just cos they cost so much if they sell it and in our area nothing is moving so thinking of taking it off till next year and try again, But, we wanted to still advertise it ourselves. We know we cannot do this on Rightmove which is a blow, but wondered if anyone had and recomendations that they have used to advertise themselves that actually work or whether its a stupid idea really???
    :p

Good evening: try Housenetwork....you'll get on Rightmove and other property portals at a fraction of the cost...has worked for us 3 times.;)

    Just a quick rant.

We move on Friday so we, sorry, I am desperately packing boxes, chucking out stuff etc. We are not buying anywhere immediately so we are storing most of it, which means a fairly long drive to the storage unit several times a day.

I got back from work today to find that my OH had managed to break a pane of glass in the back door as he was moving furniture.

More work! I am the DIYer in the family, so on top of everything else, I now have to fix the glass. We have no paint to match the paint on the door and anyway the putty won't set in time for me to paint it, so it will have to be left a mess.

    Great.

Good news the people we are buying from are going into short term rent so that we can exchange tomorrow and complete on the 27th. finally I am beginning to see an end to this :j

I was just thinking about something and would appreciate any thoughts - the nicest thing about our house is the garden - it isn't obvious from the front of the house, but the plot is triangular, so that at the front it is the same width as the house, but the back garden widens so by the time you get to the back fence it is half as wide again. The brochure for the house doesn't mention that at all. It also doesn't mention that although we haven't got a garage, we've got three sheds in the garden, one of which is as big as a small garage so there is loads of storage. Do you think we should be pushing to get that into the details?

Just had to join in. Everything has been such a rush. After months of little happening on my sale everything came together today :jand we exchanged but the buyer desperately wanted to complete this Friday so I have been ringing round to find a storage facility plus a man with a van in order that I can move the remainder of my goods left in the house. As I have been renting for a while fortunately there is not too much to move. Unfortunately however I can't find anything in my price range to view, very few houses have found their way to the market in the area I am searching! Good luck to everybody with the stress of selling and buying. Now looking forward to a relaxing glass!

 Can I share your rant about men?!

They just don't seem to get it do they?! I'm supposed to be completing on Thursday. My OH is safely tucked away at his home 250 miles away while my mum and I are madly trying to pack up the contents of my house and move them to her place and my grandmothers' houses. I've roped my brother in to come and help move the heavy stuff during the short time he has between getting up and starting his night shift so that OH doesn't have to take time off work mid-week just to move me out when he'll have to take loads of time off to move me in when (if?!) I get somewhere to move into. I've got a ton of stuff to get done at work tomorrow so that I can take the time off to finish moving.

And if that wasn't enough to do, OH decides tonight that I MUST call the EA of the house I'm hoping to buy tomorrow to find out what they know about the retrospective planning application because it can't possibly wait until I meet with the building inspector and EA on Thursday (at the same time as completing on this house!)

Can I please just have a couple of days off from buying to try and finish off the selling process? I promise I'll be all over the EA and the solicitors once this bit is out of the way ;)

I think that's a good plan. The brochure should definitely highlight the best things about the property. If the garden is an important feature, you should get the EA to make more of it in the details.

Something to bear in mind though is that not everyone likes gardening - is it large enough to put off all but the most green-fingered of folks or is it fairly easy to maintain?

And is there any potential for adding a garage or would there be no access to the property? Just thinking that the EA could put in something to suggest there could be a garage with their usual "subject to the right planning consents, etc" words if the garden is big enough and there is access.
