My 3rd bedroom is a bit on the small side so we bought a cheap pine bed off e-bay (£10 I think) and shaved the legs down a bit to make it fit in - to prove that the room is big enough to fit a bed in!
My neighbours have been using the equivalent room in their house as a bedroom since before I moved in so it isn't strictly a lie. It did seem to help sell the house though...0 -
What's everyone's opinion on de-personalising your property eg taking down all pics and ornaments?
If you show a house with clutter, it sends the message ‘we ain’t got enough space in this place’ which was what we wanted to avoid. It worked so well we had one viewer complain we had too much storage space. Silly girl!
My main tip is get the floor cleared right to the corners of the room. When you can see all of the floor it really looks a lot bigger. We packed away loads of books, we have 1000s and they overspilled the book cases, so I packed all the extras into boxes and stored them. Then I basically cleared everything away. My OH moaned he could never find anything!
Whenever we had a viewing it took about 1 1/2 hours to clean up and tidy away things. I moved the dog beds, they take up room and might put off non doggy people . I made sure every surface was cleared as much as poss and the floors. I also covered anything that was a bit manky, like our scratched kitchen table, with a nice floral cloth. My OH moaned again every time it came out, but I pointed out that it was his aunt who gave it to us as a wedding present, so he can't moan too much.0 -
We have just had another viewings, appears to have went well, she was here for 30minutes, was asking about how much the flat cost to run - council tax/electricity etc.
She had previously viewed another property in this building last year (twice) and has asked to come back next week for a second viewing.

We also have 3 bedrooms and one bed so i borrowed a bed from a friend for one room and in the other room have made one from bricks, books, wood etc and made a valence from curtains
personally i think its best to dress the rooms and take away any clutter but try not to make it look too clerical

Yaaaay! we had an offer last night but....... booooo, its 25% below asking. Still, I was just moaning about the amount of people that say they love the house & yet they dont offer, even a silly offer. Just goes to show - be careful what you wish for!
These people viewed a month ago now before their out of the blue offer, so I assume they've been looking around at other places meanwhile. And there are 2 other couples that have been asked to be told if anyone else looks like offering, so there is some hope.0 -
Congrats on the offer rosered, so there is hope. We are still waiting for feedback from last viewing. I have 7 houses lined up to view but I don't want to do it without having an offer on mine, is it right to wait, or should I view them before.0

Our EA wont let anyone come to view unless they have an accepted offer on their property & a couple of people have been that are renting atm.
These people that have offered on ours started looking the day after they had an offer on their house & as soon as they exchanged yesterday they put the offer in on ours - probably not wanting to tempt fate, which is always the same with me.0 -
HOORAY!!! I posted yesterday about our buyer worrying after having received a letter about some movement in our kitchen (in the 70's). Well thankfully his surveyor has said that he stands by his original valuation and doesn't anticipate problems! So we sign today and move on Weds!!!! I am very relieved. To say the least.
Oh good luck everyone on here trying to sell and get through this awful process!
And on the depersonalisation I didn't but like others don't have that much personal stuff around. I do think though that we should have decluttered earlier as I think we would have sold earlier and for more. House looks alot better (and is easier to keep clean and tidy).0 -

While I like to think that I can "see through" the clutter and I'm not taking into account the decor or furnishing, its just occurred to me that the 3 houses I've tried to buy in my life (this one that I'm selling, the one that the vendor took of the market, and the one with the planning issues that I'm hoping will be resolved) have all been empty or nearly empty. Hopefully its just coincidence!
It did take a few years to persuade me that my house would look bigger and less cluttered if I actually had furniture to hide the mess in, so perhaps I just have an aversion to cupboards - especially as the mess only made it into the cupboards once I decided to sell! :rotfl:0
