I'm now starting to lose sleep about the things I need to get done before I move out at the end of the month. I had to get out of bed and email asbestos contractors last night to settle myself about getting some removed from the garden. I'm going to have to start packing soon but I don't want to while I'm still getting viewings as I'm scared it'll put people off if there are too many boxes (even if they're under the bed/in teh wardrobes.)0

Well when we have to do viewgins for our landlords house, i just apologise to them for the suitcases being out but with moving etc...nobody has batted an eyelid...So if they're under the bed or int he wardrobe i wouldn't worry about it....

Well just had a new wool carpet fitted in my lounge (the old one was horrid). Not sure it will encourage viewers to be come buyers but it looks better and as my place isn't selling quickly I like it. Have also told my EA I want new photos on RM as at the moment all they're showing is 4 photos of fhe outside and one of my sofa and french window. Fingers crossed.0

I have not heard anything back from the viewing yesterday, but was not expecting to as we normally have to chase the estate agent for feedback. Im glad they came yesterday though, as i have just discovered a large ants nest on lawn and have totally smothered it in powder, so it now looks a bit dodgy in the garden, also noticed cat poop in garden, i dont even own a cat, bloody pesky things, i cant stand them. Next doors cat is constantly in my garden and pooping everywhere, arghhhhhhhhhhhhhh.0

Have changed things round in the house again (as some people suggested) putting table back to make look more like dining room and moved sofas round and stuff ready for sunday viewing. be tidying up tommorow and saturday and then they will prob' be here for 5 minutes and !!!!!! off like normal!

Hi all - I imagine I'll be posting here quite often as I'm just about to put my house on the market.
Bought as a FTB back in 2007, but unfortunately paid far more than the property was worth (far too naive!). Value has obviously dropped since the crash so I reckon we could possibly have a difficult sale.
We've done loads of repairs/upgrades to the property over the past few years, and over the past month have made a real push to get it ready for listing - was looking to appoint EA end of August, but now considering comments here about summer holidays, I'm considering holding back until 2nd week in September after the start of school (house is a family 3 bedroom property so with kids starting school can't see there being much interest first week September).
Obviously don't want to be taken for a ride again as we were when we bought, so would appreciate if anyone has any advice on the following:
- The bathroom needs renovating (new suite) which I estimate would cost around £500. For a property worth around £75k is it worth me getting this done, or just put on the market as is?
- When should we engage with solicitors etc - after appointing EA or before?
- Re mortgage, should we book appointments to discuss our options now, or after putting the property on the market?
Its all so overwhelming - but need to sell to be nearer to work. I've scoped out the competition in the local area. There's around 4/5 properties for sale and they don't seem to be moving. We have the added benefit of being one of only 3 properties in 1/2 mile radius that has a garage (and none that are for sale), and our back garden is not overlooked by any other properties. The downside is that my property needs a new kitchen and we simply can't afford to fit one. I'll start saving now so that if its still for sale in 12 months I can afford to fit one.0 -

Good luck with more viewers though, I'm wondering about new carpets too. As you say, as the place isn't selling anyway it might be nice just to have some new ones for ourselves. I'm feeling really despondent today. Finally got in touch with the EA again and the investor who viewed last week has said no offer to put in at the moment though they will view again, but as it took five weeks for them to view the first time I'm not holding my breath.0 -

Seems to be the day for moving furniture round - I now have a clear dining area set up. Does anyone find that when they've done a bit of property titivating in order to make it more appealing to viewers you like your own property more. Can't stay here but I'd definitely feel better about being stuck with the place for the time being.
Unfortunately my EA has already told me that they won't be doing the photos till next week as the bloke that does them is away - and based on his past performance I'm not holding my breath for them being done the minute he gets back!0
