Finally spoke to solicitor at lunchtime today. He informed me that my buyer wants to complete on Monday (I did offer "any time after the 16th") - cue lots of panicking about how the heck I am going to get this place emptied in time.
Went to sol's offices today to sign the paperwork. Managed to get him to agree that my purchase is ready to go too (he had concerns over building regs that I was expecting and I'm not too worried about). Agreed a completion date of Thursday with buyer's sol to give my sol chance to get my purchase tied in together which makes the moving bit a bit easier.
Then we spotted that the vendor's contract for the place I am buying has the wrong sale price in it. House was marketed at £xxx,950 and I offered asking price and that was accepted. The contract has it rounded up to the next round £000. I'm not actually quibbling over £50 in a 6-figure sale, but my mortgage offer has the asking price and my sol says the contracts have to match the offer. To try to avoid having to get another offer re-issued, he now has to get the vendors sol to re-issue the contract. Hopefully something that small won't actually get in the way of completion :eek:

That's the trouble, it's one stupid little problem after another. Surely these highly paid proffessional solicitors should spot these things straight away and not at the last minute. :mad:0 -

DFW2, do you keep in regular contact with your agent? Just wondering, as sometimes a nudge (or sharp jab in the ribs) is needed for them to actually pay attention to marketing your property.

We are completing next Friday, so we are desperately packing and chucking out 22 years of accumulated stuff. It is amazing how much stuff you end up with.
Years of, "I'll just put that in the attic or the garage" come back to haunt you when you need to move.
Ditto-as I sort through years of accumulated belongings I'm constantly asking myself, "Why on earth did we keep this rubbish?!". I guess it was important/deemed valuable/sentimental at the time. Now it's just so much extra work before I can even put the house on the market. But Freecycle is my friend!0 -

I did that in June, asked them how often ours was in the window and they said it was on a rotational basis and new properties get priority....I never hear from them anymore so I really am convinced they can't sell it.0 -
After pestering the EA and our solicitor yesterday, we got a couple of phone calls back.
Searches have been done and we should be able to sign contract next week. I suggested a week between exchange and completion to be on the safe side and get money moved from savings etc.
Can't believe we could be moved in around a fortnight!!!!:j:j"This site is addictive!"

For example, I’ve just received a list of 24 questions re my mum’s flat sale. Eighteen of them are already answered within the forms I filled in months ago. Three of the remaining six are general, not applicable, questions which should be blindingly obvious to anyone with half a brain.ThanksWe're with a High Street EA. Not too sure how we feel about their service so far, no-one from the office has called me today to either a) enquire about how the arranged-viewing-that-never-happened on our house went yesterday or b) let me know that said viewer had somehow cancelled/said they couldn't attend etc.
I'll call them tomorrow, but I kind of feel that's not the point, if you know what I mean? Maybe I'm being impatient?
Not a good start overall though.…to say she couldn't get me off the phone quick enough was an understatement. Each time there was a hint of a break in the conversation, she actually said 'OK, thanks for ringing....' before I cut her off to talk to her about what I'd rang to say to her.
I was on the phone for approx three minutes to her. If she'd had her way, she'd have ended the call after 30 seconds…
For my sins, I have two sales under way at the moment. In my relatively limited experience, it’s completely fair to say that the High Street people, the sols and the EAs are reactive, lying, indolent wastes of space. The online people/companies involved have been efficient in every way possible.
The High Street sols cannot be bothered to pass vital information up the chain, they wait to be asked. So every day someone has to enquire ‘any problems?’ before they will pass on information about the latest problem.
With their huge fees, these people have had it too good for too long!0
