    Yes, the garden is big enough to put off people who don't like gardening - but then it would put them off if they came to view the house, so hiding it away won't help! This house would be perfect for a family with a few kids and a dog - a bit rough round the edges but lots of space and plenty to do.

    No, there is nowhere to put a garage, but you can put two, possibly three cars off road at the front. Our logic was that no-one actually parks the car in a garage, so as long as you provide off road parking and a big shed, you are no worse off, but I am worried that if people do all their house viewing on rightmove, they won't get that point.

    We have just exchanged on our purchase - All set for a move on 27th August. I am so pleased, it has been such a rollercoaster these last few weeks.

    there seems to be a lot more good news on here lately - lets hope it is a sign of good things to come for everyone.:)
  • It's worth having as it lets you see how long a property has been up with an EA and you can track which agents it was with before. Also, you can see price drops and how long its been up for sale.

    Worth having, IMHO

    Hi all,
    Congratulations to all those who have had offers/exchanged/completed.
    I'm still waiting for something, anything to happen with my house. The flurry of viewers I had after fropping my asking price ended a week ago and now I'm back to sitting and waiting for the EAs to ring :( (very sad I know!) I have had one break through though - the EAs finally got my floorplan (that I made for them weeks ago) uploaded onto RM. It only took me threatening to hand in my 2 weeks notice for them to get it done!
    I've now got less than two weeks until I have to move to London so I'm getting rather nervy about the whole thing. Spent yesterday harassing the staff of Sainsbury's for boxes and now I have to figure out what it is that I'm going to do with them once they're packed!

    We've just stepped on to the rocky path that is buying and selling, only 3 of us in the chain....our buyers who have cash in the bank and the lady we are buying from who is moving up country to be with her new fella.....my new mantra is 'it'll all work out .... repeated several times a day!!

    I'm a big fan of Property Bee and would say that if you can get it working it's definitely worth a look, as Casperlarue says.

    So, the place we want to buy- their EA rung us yesterday to see if we were still interested and how ours was going. She's rung a couple of times since our sale fell through and we were forced to withdraw our offer, so it was no surprise to hear from her. OH told her we were still interested but still not in a position to proceed. What I found interesting was that we didn't think the vendors really wanted to move and therefore wouldn't really budge on price etc, but apparently the EA was ringing us because the vendor had rung her to see if there had been any interest, so maybe they DO actually want to sell! They have been on the market for around 6 months now and apparently haven't had much interest so maybe there is a deal to be done? Of course, we need to sell first but I've had a think (and would appreciate other people's thoughts on this too) and decided that maybe if we tried to get them to drop their price a bit (just a few % lower than we offered originally) we could then drop ours and have a better chance of selling, and use this increased chance as a reason for them to drop (IYSWIM!). I am thinking of saying to their EA that we'll also go with them when we finish with useless ones, as they seem decent and also might push the vendors a bit if they know they will be getting 2 lots of comission. Has anyone done this (either as buyer or seller)? OH doesn't think vendors will drop but I think they're starting to worry a bit now and hopefully EA will persuade them too.

    Sorry for the long post, just getting my hopes up a bit that we might actually move at some point!!

    Our chain is being held up by a London Borough who have been asked (four weeks ago) to supply a freehold package on what, I presume, is a previously council owned property.

    That is, supposedly, the only thing holding us up on exchange but I fear it could go on and on as I am sure the council are in no rush despite being telephoned by the solicitor. It is holiday time just now too........

    It is doubtful that we will exchange when we hoped to.

    Its all go here as well. We agreed to a sale on Saturday (woohoo!) only to have our mortgage application on the one we want to buy turned down last night. GRRRRR. Anyway having spoken to a mortgage broker recommended to me by a couple of friends things are looking up! We can get a mortgage wth a different lender to our existing one and at a better rate (hooray!). We are so cross our current lender said no, we were just wanting to transfer the mortgage, not even add any on to it! So fingers crossed over the next couple of days.
    October no spend on lunches 2/17 so far.

    Blodwen - I think it is a conversation worth having with the EA, especially if you plan on moving your house to them as well. They already know you are interested and what you are prepared to go up to, so its not like you are going to spoil your negotiating position by showing your hand. The worst that can happen (as I see it) is that the EA tells you that the vendor won't budge and you both stay on the market as you are.

    Beeswax - my current mortgage lender (for 2 more days!) were only prepared to lend 3x my salary despite their online "what we might lend you" calculator saying 5x and their call-centre-guy telling me that my credit rating was "excellent". I am now paying the ERC and going elsewhere on principle even if the amount I end up borrowing is low enough that I could have ported the existing mortgage across to the new house. The bonus is that the existing rate is so rubbish compared to what is available elsewhere that I'll probably save the ERC in a couple of months anyway. I know that should be my main reason for moving lenders but I'm just so narked that they say I have an excellent credit rating but won't lend me any money! Here's hoping your new lender is more understanding than your current one too.

    Tyllwyd - definitely get the EA to make more of the garden and the available storage. Dimensions of sheds would be useful to someone like me so that might be something to consider including. I'm looking for a garage to store sailing dinghies in - I'd probably be needing access to the sheds similar to garage access but others with similarly large hobbies that can get their kit through to the shed need to know that you have that available...
