Well, that was an interesting viewing. They've clearly got plans for this place! (If they offer - I am not into chicken counting). They were asking where pipes and things are for adding a downstairs bathroom. Then said they'd want a 4 week period to completion. Ambitious!0

Well had my first viewing of the month this afternoon. I don't stay around for them so don't know how it went but fingers crossed. There was also a couple viewing one of the other flats earlier on and the bloke was pointing at my flat when they left so maybe another viewing. Got one or two little bits to do next week (icluding putting a shower up :eek:) and then I think I have this place looking as good as I can afford to. Would love to put a new kitchen in but have been persuaded it's not worth it.0

Hi! I've had my flat on the market for 7 months today. Lots of viewings (16 people, plus two 2nd viewings and a few no shows) but no offers. I had a really promising looking 2nd viewing earlier in the week who has now announced she wants a new build flat (unlike mine) and is leaning towards a completely different area. I know people might not have decided what they wanted on a 1st viewing but VERY FRUSTRATING on a 2nd viewing, especially as she doesn't seem to have another flat in mind. I've now booked in double glazing salesmen for this week in the hope that swanky new windows might make someone fall in love. Looks like there are lots of other frustrated people on this thread but I'm trying to take heart from the fact that gradually many of you do seem to be getting offers eventually. Longest 7 months of my life and counting!0

I’m not sure you should spend on the windows unless what you currently have is terrible. It might not be appreciated.
Our neighbours over-maintained their house for quite a while before selling. New branded expensive windows went in as part of that.
The windows and a brand new marbled bathroom went straight into a skip, when the new buyer put in wood framed single glazed windows, and a ‘nice white suite’.0 -
Thanks for the advice not_loaded. It's so hard knowing the right thing to do - I think the windows are OK but both 2nd viewings have commented on the fact they wanted d/g and another viewer said they thought the road was too noisy, which d/g would help with. I'm not convinced how much difference it will make but they won't be too expensive and at the rate our flat is selling, we'll probably get a few months/years benefit from them anyway!! I do keep changing my mind though and your comment is swaying me back the other way...0

I agree.
I remember the old House Doctor programmes where she said to spend your money on things that you take with you such as new fluffy towels, cushions & rugs, good lighting, flowers/plants & make sure that every area is decluttered & then declutter again.
Our house looks very bare compared to how we usually live but we've had so many comments on it being a 'show home' even from friends & family who have decided to be nosy & look us up on the net (no visitors allowed atm :rotfl:)
Anyway, we have decided to accept one of the offers that we had last week & fingers crossed that we dont have a last minute drop out like last time.0 -
im soo grummpy. i was really hoping that the people who came to look round the other week would want it, got great feedback from them.....but thats it
no offer, no second viewing. No 'No' either. but im just soo down and fed up with it all. been on since December 2009 and sold it once to the first people who came round but all fell through and thats it since.
am thinking of taking it off the market with the estate agents (need to give months notice) as fed up with it all and just try and sell it myself until next year, but not sure at all really

Aww hugs grumpy Monkey Bunny! It's so frustrating sometimes isn't it? I went to see some alternative rental properties in the area we want to move into and none of the options are all that great, and are expensive too. We're STILL waiting for exchange/completion too, so everything is hanging in the balance....just want things to fall in place for a change...
Arachne, the usual advice is not to over-spend on your property if you'll have difficulty making the money back. Instead, it may be worth using the figure to fit d-g in as a bargaining tool, i.e. to anyone who is interested but is worried about the windows, you'll allow xx off the asking price to close a deal?

Just to confuse things, I'd be inclined to do the windows, especially if you would benefit from them - it seems to me that in the current market, viewers are looking for an excuse to walk away, everyone is looking for things to be absolutely perfect (or else a complete wreck to do up), so I'd be inclined to get them done so that the box is ticked.0

Take heart. One of the offers we had last week was from a couple who viewed a month ago & we didnt hear from them at all until suddenly the offer came. They were waiting until they had exchanged before doing a second view & offer. So you never know!
It is frustrating though. But if you're not on the market then you cant sell. Sometimes there is a little bubble of activity in the early autumn so stick with it for another 6 weeks or so before thinking of coming off the market.0
