    haha yea, she is a woman actually so you can imagine her clip clopping in stilletos then taking them off for extra speed :rotfl: i would not put it past her either

    That sounds uncharacteristicaly pro-active for an EA!

    I think we've !!!!!!ed our sale up! House went on the market 3/4 weeks ago. Had 1 viewer who didn't like it cos it's too minimalistic and modern ( did have 10 photo's showing how modern it is on the website, but they still came with 5 family members for a looksee.)

    2nd viewer is a cash buyer, been looking for a year and apparently couldn't find owt. First viewing really positive, they rung again for viewing number 2 day after, bought tape measure and gave the place a thorough going over, like you do. Offered £155,000 next day (ours is up for£169,950. We said no but open to offers. Heard nowt all weekend. Estate agent rung them and they are viewing another slightly bigger property. Ours is a bit funny to price I guess, it's a 2 bed dormer bungalow, only one in the street. All other houses have been modified into 3 or 4 bed houses, but most are semi's ours is detached with garage, conservatory, brand new high gloss kitchen, top of the range bathroom, basically wants nowt doing to it.

    Anywho, think we've !!!!!!ed it now. Am kicking myself thinging we should have accepted our offer straight off. We wouldn't be able to buy straight off as we'd planned if we'd have accepted the £155,000 offer but could have rented, and saved like mad to recoup the loss.

    Oh well, fingers crossed someone else will come but feeling less than optimistic.

    They might just be playing it cool hoping you'll crack and come back to them to see if the offer is still open (which you probably still can?) If you hang in there and the "other bigger property" (if its real) isn't what they want, they might come back with a higher offer. Its soooooo nerve-wracking but doesn't mean its gone belly-up just yet. Here's hoping that they still want it...

    Hi McCalls, don't panic just yet, it's fairly normal for people offering to take time over a revised offer if it's coming...they may well be looking at their finances to see what they can stretch too. Looking at another property might not be a bad thing if they find yours is better by comparison. Ofc they may also be doing what sonastin suggested and playing it cool to see if you crack!! I think your 'rejection' was very amiable in that you're open to offers. I think if they liked it enough to offer, then quite possibly they may increase their offer slightly. Unfortunately it's all ifs and buts, but fingers crossed they come back with a revised/better offer that you can accept :)

    Sorry to rant but, heres my story excepted an offer middle of june, under our asking price, but a cash buyer, got a house to move too (empty and a family friends).

    all soeted there,got ball rolling with solicitors,seemed to be going well, asked if completion was poss for the 25th aug, no problem on both sides then .........

    we have paid our deposit,signed contracts etc,etc, all ready to go well our buyer has paid her deposit by cheque as she never received her statement of accoubt, and best of all only paid today !!!!!!!!!!!

    now is it me being impatient or is no-one actually talking to her to explain the process of buying a house, now im bloomin livid, booked the week off work, packed up most of our house,emptied the cellar etc,etc, and now dont know what the hecks going on. we should have exchanged last week but dident for the above reason.

    has anyone else gone through anything similar,she has sent her contract back, and i have given the ea dealing with the sale a rocket and my sol has given our buyers sol one too, its really really poor all this.

    rant over, any advise, how quick can a building society release funds, i always though it is 5 days, our buyer seems to think if she pays her money tomo she will be moved in wednesday, erm dont think so !!

  • Surely she needs to cancel her cheque & get onto her bank tomorrow to do a CHAPS same day transfer. Costs £20-30 but saves the sale. Else you can charge her for late payment of funds - check your contract 4% over base should be plus any other costs/expenses you incur from the situation. Get your sol to put the pressure on.
  • Hi all, another rant I'm afraid. We are still no close to exchange/completion on our house. Apparently FTB at bottom of our small chain (us, our buyers, and their FTB) has still to provide proof of their deposit to the mortgage co, and a bank statement is still missing. We keep getting told different things, everything is in place, just waiting for a search, this that. We were meant to find rented accom, and move so that kids can start school on the 4/5th of Sep. It just doesn't look like it's going to happen, so I've sent an email to my solicitor and cc'd EA saying either we exchange this week, with completion by 2nd/3rd, or I just resort to the fact that we can't move in time for the kids schools, then I will stay put in my house till I've found a house I can purchase. Then everyone will have to wait for ME to complete the chain.

    It's not ideal, and I may well lose my sale over this (although it's the FTB farting about, not my buyer) but I can't spread myself too thinly by moving to another city without exchanging and renting whilst my house stays empty. If the FTB doesn't bother exchanging for another 2 mths I'll be paying for two properties.

    It's a horrible situation to be in and I just hate where I'm at with all this at the mo.

    Sorry to be so down....I'm really hoping my email will jolt the people down the chain to move their ar%es along.

    Hi all,

    Thought I would add our story to the mix.

    2008 my fiance suffered a brain haemorrhage 3 weeks prior to our wedding, she's doing well now but has been through quite a bit during the last 2 years including brain surgery to clip and aneurysm. We have a house which we rented out for a year as we've moved in with her parents so that we can all look after her. We're now ready to move on but probably need a house without stairs so we put our house on the market in April this year for £135,000. We've since dropped it to £125,000 as we're pretty desperate to sell now and restart our lives.

    We've found several houses but have really fallen in love with a detached 2 bed bungalow for just shy of £200,000. The vendors have accepted our offer as long as we can sell ours.

    Now comes the fun part, we have no mortgage on our house so our LTV will be around 50% as we'll be keeping back some money from the sale in order to make a few changes to the house. My fiance is still getting a percentage of her wage from her employer due to them having a "Return to work" insurance policy which will keep paying out until the age of retirement. She also get DLA and Employment Support Allowance which ups her income a little more.

    I'm self employed and have been since 1999 but the past 2 years really took a toll on my ability to work as all I cared about was my fiances health, nothing more, nothing less. I'm now slowly getting back into earning ok money again, but my last 2 years accounts have shown a loss.

    I've spoken to our bank (NatWest) and they think it will be ok, but they don't want us to apply before we have an offer accepted on our house.

    As I've said, we're desperate to sell and I'm tempted to do a few things as we're worried we may lose this bungalow if our estate agent doesn't sell ours.

    1. Drop the price even further
    2. Drop the estate agent

    Hi James, welcome. Sorry to hear about the health problems your fiancee has had, but glad to hear she's on the road to recovery. You've done what is usually not recommended on here - fallen in love with and offered on a house before selling your own!! I've done that too and unfortunately lost the house as I couldn't sell in time, but anyway - the two suggestions you make may help sell your house quicker. There's no guarantee of course, but if you are able to drop the price to accommodate a quick sale, just assess your situation and then go for it. You'll notice from this thread that many of us have dropped our prices (again I did quite considerably and that's what got me a sale, although I am still waiting to exchange/complete...see above lol). Maybe see how you get on with the price drop with your current agent, then if they don't make the most of it, look to changing them?

    Just out of curiosity - have would any of yourselves accept an offer of 12.5% below an asking price in this current climate? I am looking at properties that are on the market for roughly 120k, do you think an offer of 105k is sufficient? I am a FTB with funds in place!
