Hi guys
What have i missed, just been away staying with family to get soem much needed rest which is impossible in this house of hell....just over 2 weeks to go hurrah!

We had another viewer whilst we were away who liked it but sounded us out whether we would accept 20K less on our flat or even lower if possible...It was a drop way too far and the solicitor was lucky i didn't laugh at them over the phone....The other people with a flat with the same solicitors didn't cave either...I explained that the market hasn't dropped that far since a couple of years ago in the area and a repo had gone for 10K more than that in a slow market too....
Don't think she'll be calling again somehow...:rotfl:
oh and this time they wanted to re do photos except they forgot which side of the block our flat was on...first they lose the bed, now the actual flat, it can only get better can't it...:rotfl:

Sorry to rant but, heres my story excepted an offer middle of june, under our asking price, but a cash buyer, got a house to move too (empty and a family friends).
all soeted there,got ball rolling with solicitors,seemed to be going well, asked if completion was poss for the 25th aug, no problem on both sides then .........
we have paid our deposit,signed contracts etc,etc, all ready to go well our buyer has paid her deposit by cheque as she never received her statement of accoubt, and best of all only paid today !!!!!!!!!!!
now is it me being impatient or is no-one actually talking to her to explain the process of buying a house, now im bloomin livid, booked the week off work, packed up most of our house,emptied the cellar etc,etc, and now dont know what the hecks going on. we should have exchanged last week but dident for the above reason.
has anyone else gone through anything similar,she has sent her contract back, and i have given the ea dealing with the sale a rocket and my sol has given our buyers sol one too, its really really poor all this.
rant over, any advise, how quick can a building society release funds, i always though it is 5 days, our buyer seems to think if she pays her money tomo she will be moved in wednesday, erm dont think so !!

Thanks to everyone who sent me good vibes last night, well today (well 4pm) got the news we were exchanging tomo am, with a view to completion either thurs (eekkkkk) or friday (smaller eek), but the sellers moneys now in her client account with her solicitor so atleast shes paid now !!!!
So may not be on-line for a while, sending good vibes to everyone else x

Well I didn't get a call back from the EA so it looks like they simply don't have the money so I have sent the buyers and the EA an email explaining our concerns and advising that the house needs to go back on the market. It now turns out they are holding onto their house for a year as their child is half-way through GCSEs and they cannot agree completion for another month as their solicitor is not sure they'll have the remaining funds for a few weeks. Our EA said he has no idea where the money is coming from and has even joked that it's drug-money, and that their solicitor didn't want to enquire too closely in case he came up against Money Laundering Regulations.
I am now waiting for the EA to call back to confirm that they have the money and can exchange tomorrow and complete within 10 days, or it's back on the market.
My EA clearly has a sense of humour (which is just as well as I seem to have lost mine along the way) but if the funds did turn out to be linked to money laundering would we end up losing it all?! I don't want to stir up my solicitor on what is bound to be a silly joke, but perhaps I should?
I also feel that the EA has mis-represented these buyers as we accepted an offer based on their ability to move quickly and 100% guaranteed sale of their existing house, neither of which are going to happen.

So stressful all this selling malarkey isnt it?
Well we came home from a day out to find a SOLD board attached to our front gate. DH took it down straight away & is furious. We are not sold until contracts are exchanged & as we only accepted the offer on Friday its a bit early.
DH is so superstitious we're not even allowed to make any speculations about the buyers (cant even call them buyers in front of him - they are 'the people that are interested' lol) or make any plans, start packing etc but as it all went pear shaped last time I cant say I blame him. Of course its my fault it fell through before as I told people we had accepted an offer & started looking at places to move to, so totally jinxed it:o

Just wondering what the market is like for everyone out there. My partner is currently selling a 1 bedroom flat in NE London/West Essex and it seems very slow. I recently sold the 2 bed flat underneath hers and after 80 viewings sold it for 20k under the asking price. She has had 6 viewings in 3.5 weeks which seems slow for the area but maybe it is an August and 1 bedroom thing??? There is also very little newly placed houses on the market locally so there is nothing to view.... Doesn't seem a great time to buy or sell. Thinking of renting the flat and buying a smaller place maybe further out. I wanted to weep today seeing the prices of lovely detached homes in North Essex for the same price as cramped flats in West Essex. If only my partner would go for the rural option - I hate paying over the odds just to be near to London.0
