    Arachne - To explain myself a bit more- we are actually in a similar position, we extended our house so most things are done, but the biggest issues are that we need to replace the elderly bay windows & door at the front of the house, and there is no patio (and we obviously need one). That hasn't come up as an issue when people have viewed the house, but all the houses that are selling in this town are all very neat and landscaped, so it is on my mind.     Edited to say - my OH just spent £500 and a week's holiday digging up the gravel from the front lawn and laying turf. It does look cosier, we'll have to see if it was worth it!

    Thanks for all the comments on the windows. I also don't know why people don't just knock a few grand off the asking price if the windows are their main issue (that's what I'd do) but it seems my viewers just don't think like that. It's mostly FTBs looking so maybe they don't want to do any work or are scared of making offers. Or maybe they don't really care about the windows but are making up the feedback to the estate agent because they had to say something. If only I could see inside their brains!!!

    monkeys bunny - sorry things are so frustrating for you. Wish I knew why people took so long to make a decision after a viewing and why they give great feedback and then don't want to buy. If it helps, it's not just you! I'm trying (with limited success) to approach all viewings with deep pessimism in the hope I can only be pleasantly surprised. (Gotta happen sooner or later...)

    No news to add. Fed up of waiting npw, although i know some of you have been waiting much much longer.

    We just arent getting viewings, hope for viewing number 2 this week.

    Been on 10 wks in total, 2 wks with the latest EA.

  • Sending positive vibes to monkeys bunny, squish_21 and anyone else who needs them, it's hard to remain positive when nothing seems to be happening. I'm a great believer in things happening for a reason.

    Little update from me, week 1 of selling and buying...

    Draft contract sent to our buyers solicitor last week, F&F and sellers forms being taken into solicitors office this morning.

    Purchase forms going to solicitors this morning, mortgage app forms all posted last Friday.

    So far, so good. The lady we are buying from is lovely, we exchange text messages to keep updated......neither of us can be bothered to involve the EA in our little chats! ;)

    Our buyer is coming over Weds armed with a tape measure. Her children are coming too to see where their new home and school will be.

    Just starting to get a teeny bit excited about moving to my new home! :j

    What kind of house/flat are you selling? Completely know where you're coming from about being fed up of waiting.

    Have just had a chat with another EA, I guess to try and console myself that our EA is particularly hopeless, but TBH, I got the same kind of feeling from them as I did our one.

    I think we're coming round to thinking that it is a slow market, there aren't many FTBers in the vicinity, and actually there just isn't anyone who wants to buy our home at the moment. Although it is easy to blame the EA :rotfl:

    Right there with you Squish. We moved to a new EA in June and have had no viewers through them at all. The EA did warn us it would be quiet over the summer, but I thought there might be one or two viewings. Its a shame because the garden has been at its best when no one has seen it!

    Its been six weeks since we heard anything from the EA (despite their previous assurances that this wouldn't happen) but I guess I don't need a phone call to tell me there's no news.

    *sigh*

    Hi Emilia, I am selling a 1 bed flat in the South-West.
    Our flat appeals to FTB's and those looking to downsize and there arent many of the former around!

    haha yea, she is a woman actually so you can imagine her clip clopping in stilletos then taking them off for extra speed :rotfl: i would not put it past her either
