Well still no viewings for me. Just reduced from o/s £160K to £159,950.00 in the hope that this may be more attractive to people.
I'm very frustrated. We're moving agents but we've still got 2 weeks with the current agents. Not had any viewers for ages now. Feel like giving up.

I haven't read much of this thread but thought i would try and give some of you some words of encouragement. I am a FTB (along with my fiance). we have 15% deposit, mortgage in place and are willing to go to 170k for the right house. so there are people out there wanting to buy. for me the problem is people not wanting to sell! found a house we really like on for £173,500, offered and raised to eventually £165,000 (it does need some work doing) which we thought was a more than generous offer given the climate for selling and sold prices of similar properties in the area but they are holding out for 170 apparently. have continued viewing other properties to see if we can find anything else we like, turned up to one today and after waiting in the rain for 5 mins had a phone call to say the EA wouldn't be coming as someone had taken the keys to training in london and they only just realised!
so just thought i would let those of you struggling to sell know there are some people out there trying to buy but finding that equally difficult.0 -
I am also on the trying to sell band wagon. We are in Gwynedd North Wales and are relocating to Lancashire for DH's job. House been on for 6 weeks on friday, our property has a 106 order on so only local people living or working in a 10mile area can buy. Only 1 viewing so far but they loved the house and did offer, but they need to sell theirs first. The property is a new built (3 years ago we bought 2 years ago) 3 bed semi on Market for £150,000. Going to wait another 2 weeks then drop the price a bit to try and make it more attractive.0

Just when i was thinking we had things sorted removal company has called back to say that actually after looking at the diary again someone is now off on our moving day and they don't know whether they can do it....:mad:
Problem is we can't move any other day now so we may have to find another removal firm at this late stage....:(I suppose we could - if the EA's think it could go on straight away then I don't see why not (although photo's can't go up as every room still needs finalising). Wow - we could be 'up for sale' by the end of the week! :eek: :T) but our EA told us not to spend the money on getting it done as it would be quite possible a buyer wouldn't like what we'd done and decide to put something of their own in anyway.

another little update ... but not a good one.:(
The 'surprise' viewers we had up on Thursday havent had any contact with our EA yet with any feedback. They did tell me they should be in a position to offer 1st week of August, but nothing heard from them yet.
But got the dreaded call today, The house we are wanting has just had an offer put in and the EA was wondering if I was still interested. I have the mortgage offer in principal agreed but trying to save up the deposit which is impossible without ours being sold.
we are trying to downsize from a 5 bedder (current market value £175k- £140k mortgage) to a smaller house which is more affordable ( one we want is only £90k!!) and there is only the two of us in the house.
Its a repo job that has been on the market for over a year,and upon questioning both my EA and the selling EA in scotland the bank who owns the house does NOT need to advertise in the press that they have had an offer but they can choose either to accept the first offer or go to a closing date if they is more than one party interested.
Being on good terms with the selling EA they have hinted well... 'coughed' when i was going over various figure with them. that the offer is well below the asking price of £90k .
I was planning on offering the asking price of £90k. (as house valued on home report at £110k and was bought in 2007 for £145k!). but it needs a little bit of TLC and a bit of 'remedial' work ( had a builder and joiner round with me on one of the viewings so have worked out costings)
but I cant seem to be able to scrape together the deposit ..
so the questions are....
How long is a closing date normally set for?
And should I tell the selling EA that I will be putting an offer in but hold back making the offer it to the closing date or if someone puts an offer in for ours , whichever comes first.
It could be if our luck comes up and our interested buyers get back to us NEXT WEEK and decide to proceed we should be able to put an offer in with the knowledge. BUT we are stuck in limbo until then!
I have considered dropping the price by £10k which will still give us a 20% deposit + cover for fees on the house we want if ours sells. but if we lose out on this house we would need to keep it on the market at the current price so that we can have a decent deposit on something else....... gnargh! rock, hard place.
bah... been a stressful day and pulling my hair out.
It is THE house we have been looking for, nothing in similar size for the price anywhere close by.
if we lose out on this one dont know what we will do.. havent seen anything similar for under £140k and since we are sensibily downsizing to cut costs and save some money we have set ourselves a strict budget which is affordable even if one of us lose our job the mortgage will still be managable. ( I was out of work for nearly 6 months 2 years ago and it emptied our life savings just paying the mortgage and bills, so dont want to go through that again.
cant borrow funds from the parents as they dont have that sort of cash sitting about, and I cant get a loan for the deposit because thats not allowed by lenders, and I doubt I would be able to afford a bridging loan at 1% per month! .......BAH.

We've pretty much decorated every room, just minor things to do in each. OH replaced the avocado suite (:D) in the bathroom with a nice white suite, re-tiled and painted - just the bath panel to go on. Skirting boards in bedroom still to paint. Kitchen yet to tackle but EA's said not to bother too much. We will paint the walls and are going to paint the cupboards (googled it and seems a good idea instead of buying new doors). Carpets to go down still and lino in the bathroom and kitchen and thats it! Phew - Oh, front door needs stripping and re-painting.
Your DH sounds like mine - except that mine has taken over 10 years!!! to 'perfect' our house & we have lost so many opportunities to sell as a consequence.
He absolutely wouldnt put the house on the market until everything was like a showhome which did include getting the right duvet covers, cushions for the lounge, the right type of bath towels even. We were meant to go on just after xmas but ended up on at Easter.
I would say to go on immediately (it does take a week or so for paperwork & photos, floorplan) & then have your photos updated as & when. As long as the front of the house looks good, you can 'dress' the other photos. Unpainted skirting wont show up so prioritise what needs doing for the shoot. If by luck you get a viewer on day 1, just tell them anything major that will be done like carpets but dont point out all the faults - they might not even notice on a first viewing anyway.0 -

Chiaroscuro, we rang up to ask what dates they were available earlier this week and they told us then that they were free on these two dates, it was only when we confirmed and that they put in the diary that they realised they have made a mistake...We're going to push for them to deliver on the Saturday for no extra charge if they can.
Also like you our kitchen needs modernising but we're giving in and replacing the doors and drawer fronts is that something you could consider?
Spookytoy are you moving to Scotland? As i understand it here there is no set closing date, it's what the Solicitors or EA have discussed with their client but i might be completely wrong as i have only been here a few years.
Normally in Scotland an offer is made in writing by a Solicitor and as part of that offer you have to put in a completion date which then has to be agreed with the client.0
