Monkeybunny new pictures look good, the bathrooom, it's made quite a difference by taking out the bidet....

The only thing i would suggest is that the bottom picture, is it a dining room? If so i think it would look better with the bigger table in to define it as a particular space rather than pushing a 2 seater off to the side...

It originally had a big farm house kitchen and no sofa but you could not see the lovely fire place on the pics etc

so all swings and roundabouts really i suppose
    :p

Well, I've just come back from the EA and after them spending ages trying to convince me to put it down to offers over 120k, I've had it put at 125k. I don't feel there's too much hurry for me to underprice everyone else in the area when I'm bigger and don't have to rush. Particularly if higher priced properties are selling round here!
I'm going into the paper again tomorrow so we'll see if that brings any interest (although I do wonder whether the change in price will make it into there).
I'm going to be able to get a floorplan onto RM in the next week as well - but have to provide my own. Apparently it's against company policy not to have them as the manager thinks they increase break ins. This seems daft to me. So I now need to get a nice floorplan made up and put into PDF format for them!
  • increase breakins? eh?

I guess their logic is that criminals will look at rightmove and then know where all my awesome stuff is hidden because they can tell where the rooms are!
  • hummm, right. So the fact if they wanted to rob anyone they could just look through windows doesnt come into it then lol you think if you wanted a floor plan and asked for one they would do it, cos you had aksed really though wouldnt you. strange people

That sounds more like an EAs BS because they either cannot be bothered or don't know how to do a floorplan pdf or otherwise!

But it adds yet another question to my list of "what to ask before deciding on an agent".

    I know muphydog999 thank you

Have not quite got to the desprate stage of never watching TV again though just cos you think its 'old fashioned', so it will be staying were it is so i can watch it for now. Dont think the size of my TV really detracts from the value of the house that much

Sounds like a good plan. I didn't even bother tidying up before going to work today - seems like a waste of energy if no one is going to come and view..

I'm the same now - am normally obsessively tidy but at the moment can't be bothered with the big clean unless we have viewers, how sad!!
Don't be so sure! I had the same idea, what with 2 kids home from school for summer, I didn't really expect any viewings.....so now I have 2 tomorrow lunchtime and 1 on Friday! And all proceedable ;)

    Maybe....just maybe it's my turn....please!

Good luck with your viewers - with 3 proceedable viewers you're in with a good chance of an offer :)
