hi folks, just a little update on our situation:
some folk may remember have had our house up for sale in Aberdeenshire since start of May. got 1 viewer in May and none since.
Our Ea is actually not that bad and put updates to me via email of anyone asking for home reports and if anyone walks in for a copy of a Schedule.
it has been really quiet for the past 5 weeks but today we had a surprise visitor!
A couple viewed the home report back at start of June , but they stay down by Birmingham.
A knock at our door this afternoon and here they were... no appointment nothing booked, no contact saying they were intending to view.. but were up visiting their son in Aberdeen and decided to try and have a look as they also wanted to see the area. ( I dont mind random viewers just threw me a bit) .
so they were here for a good wee while, general immediate feed back was good. they explained fully their situation ( they have accepted an offer on their property and hope to have it all sorted by August)
they have been waiting until their buyers were definite before starting viewings.
so after nearly 2 months of pulling my hair out things are starting to brighten up .
it made may day getting a viewer.
so thank you to the couple from over 450 miles away for cheering me up.
I remember you...gosh what a surprise...fingers crossed that they come back that they like it....
Thanks Kymie aside from your good advice it is always nice to know that people do get there in the end and it's not just a price issue...We had to move because of my ill health so that's why we've ended up renting as well as still having our flat, it's not the ideal solution but one we had to do....

Jen is a little strange, though i suppose you can appreciate his honesty which is a rarity in this game..
We think we're going to have to rent, we really can't compete against 4 other people....We're going to try and sell it privately first as a last stab attempt and then once we know where we're going to live in 3 weeks time we'll decide about renting...0 -
We are in North East Hampshire. When (hopefully) the sale goes through I will name the EA, if he continues to be as good as he has. Unfortunately, I am not so impressed by the solicitor as they are taking a lifetime to do anything.

just a quick update on ours, this is the third time we have "sold" our house and are again nearing exchange. It is just such a shame that it has taken a number of polite but firm phonecalls to get things moving in the last few days. We have had the best EA when it comes to sales, but the after sales has been seriously lacking and once we are all done and dusted I will be feeding back to the EA. I will keep you posted over the next few weeks. Good luck to everyone else and i hope the viewings start to pick up.0 -
Our EA has been great - they are part of a large chain. We have been on the market about 3 months but one month of that we were off the market as we were SSTC. We've had 12 viewings (plus 3 2nd viewings) & another booked for tomorrow. Our EA always gives feedback, sometimes immediately after or the next day. If they cant get hold of the viewer the day after showing them, they always call us to say so.
A couple of weeks ago they put it to one of their other local branches on a shared commission type of deal & they have not been good at all. Cancelled viewings without telling us & a total lack of feedback. So I guess it probably comes down to who the branch manager is & how he sets the targets for the staff.
Despite it being 4 young bucks (which I had worries about at the start) they have been great & I would highly recommend that particular branch, but I couldnt recommend the chain due to the experience with the other branch.0 -

We are in Finchley, North London. We are planning on staying in roughly the same area. We are quite pleased with the EA and so far with some interest in the flat, we are hopeful. That said, we know it's early days, so need to be patient and go with the flow.0

London etc seems to be doing a little better than round me. have you seen the new Rightmove draw a search tool? lets people draw a grid of the area they want to look at. middle of country seems to be getting most hits

We're with Gascoigne Pees. As we live on a very main road we wanted an agent that might have some 'out of towners' rather than a local agent with mainly local buyers who, knowing the road, would not want to live here. We've been really pleased with them & I think it's just the market atm where lots of people are looking who are either not really able to buy yet (not sold or no mortgage in place) or else they dont look at the sales blurb before coming as the only reasons we've been given for rejection are - 1. it's on a main road (in the details)
2. too small for us (we have a floorplan)

we have been very lucky, our very few viewers have all seemed to actually be looking to buy, some not in a position yet, but still wanting to buy rather than just on a day out to the sea side

I looked at a house on a busy main road last week and the only feedback I could give as a negative was that it was on a main road, but here's the tale from a buyers perspective if it makes it any easier...
There was one weekend between getting the offer on my house and mid-august when my OH was available to do viewings. I knew the place was on a busy road but the details looked really good so we put it on the shortlist. Weren't sure about the parking/access arrangements on the service road at the back and needed OH's input. Ended up seeing 7 houses in a weekend. The one on the main road was absolutely gorgeous. Lovely inside, garden was great, access was manageable. But 2 of the other 6 were also pretty much spot on what we were after, and they weren't on main roads. In the end, it was the only thing that swayed us against the place but if the other 2 hadn't been available or didn't accept any offers we put in on them, I would have offered on the one on the main road. But when it comes to feedback to the EA, it ends up sounding like we don't want it because its on a main road which we knew about before we viewed it.

Thanks for the insight.
We have priced in the road situation so that for similar priced property you are getting a lot more house & land with this one. I have a feeling that when someone offers they will reduce because of the road but we are already a good 25% lower than the same size house on a private estate but we are a much bigger plot being in the woods.
So far 3 women have wanted to offer but their husbands have vetoed because of the road, so we just need to wait for the couple where both love the house.0
