    Phoned the sales progresser today and it seems that now we are the ones holding up the chain :eek: Our solicitor (who is just him running his own business) has been on holiday for the last 10 days so we have fallen behind. For some reason he wouldn't do the checks before the mortgage was agreed so just waiting for that and then I think (crosses fingers) that we will all be ready to go!

    I have been reading back and seen that others have found houses they are happier with having lost out on others. I wonder if anyone has been in the same position as me in that we had to give up on our dream house and settle on a compromise because we didn't achieve our price? I am happy with our house to be. It has all the downstairs space I wanted (3 receptions, playroom, downstairs bathroom, utility) but the upstairs is just a 3 bed semi standard. Probably I will never be able to afford to extend it.

    Just mixed feelings a bit. :think:

    Sphynx - We are in that position! Because we moved to a more expensive area and lots of contributing reasons we went from a good sized 4 bed semi, to a 3 bed mid terrace. It is a real compromise as we have 6 children, and no extra income to do loft conversion etc. We make do, as others did in previous decades (though in those days they didnt have as much 'stuff') and the most important thing is my family are all together!

    We purchased our home from the same estate agents that we are trying to sell ours through. Im glad we did as it needs a lot of work doing to it and we are currently just starting to put it back together, but, its hard having 2 mortgages etc and not that many viewers for our house. Another one has been put on the market on our street again recently so thats at least 6 on a short little street. *Sigh*

    Yip can sympathise, flat number 4 making us 5 in the space of 200 yards went on the market yesterday... :(

    You lot can change EA's we can't as we have to pay another £250 to list it on the Solictors Property site under a new Solicitor....:(

  • Thanks all for the welcome- appreciate it!

    We're doing comparatively well. Our EA keeps us posted by email about visits they have arranged. It's still early days but interest appears to be there...just want an offer.

    Having read some of the recent posts, I would not like to get into the position of finding a dream home only for no-one to take ours. Will only start the search proper once we have that solid interest of an offer on ours. From the internet, there appears a few very big contenders for our new home!:D

    I think that's really good advice, being one of those people who has seen a house they'd like to buy. It's not just the frustration of not having had any viewers and feedback on our place, but the feeling that I've potentially wasted the vendor's time. I know she's not in a rush to move, but had I realised how long it would take to even get a viewer I wouldn't have made the appointment to see her house four weeks ago. The more I think about it the more miffed I'm getting with the EA as he did give the impression he had buyers just waiting to see our flat.

    hi folks, just a little update on our situation:

    some folk may remember have had our house up for sale in Aberdeenshire since start of May. got 1 viewer in May and none since.

    Our Ea is actually not that bad and put updates to me via email of anyone asking for home reports and if anyone walks in for a copy of a Schedule.

    it has been really quiet for the past 5 weeks but today we had a surprise visitor!

    A couple viewed the home report back at start of June , but they stay down by Birmingham.

    A knock at our door this afternoon and here they were... no appointment nothing booked, no contact saying they were intending to view.. but were up visiting their son in Aberdeen and decided to try and have a look as they also wanted to see the area. ( I dont mind random viewers just threw me a bit) .

    so they were here for a good wee while, general immediate feed back was good. they explained fully their situation ( they have accepted an offer on their property and hope to have it all sorted by August)

    they have been waiting until their buyers were definite before starting viewings.

    so after nearly 2 months of pulling my hair out things are starting to brighten up .
    it made may day getting a viewer :) .

    so thank you to the couple from over 450 miles away for cheering me up.
