We've mentally taken our house off the market for the summer - it is still listed with the estate agent just in case lightning strikes and someone wants to view, but we aren't expecting it.

Don't be so sure! I had the same idea, what with 2 kids home from school for summer, I didn't really expect any viewings.....so now I have 2 tomorrow lunchtime and 1 on Friday! And all proceedable ;)

    Maybe....just maybe it's my turn....please!

    Hi,
I stumbled upon this thread last Sunday (having finally given up on the idea that staring at rightmove will cause something to change) and have finally just finished reading it! I've found it a source of real reassurance and wish I'd seen it before I'd put my house on the market!
I put my house on the market on the 19th June, had two viewings in the first week and nothing since. The main problem seems to be that there is a real glut of properties in my area. 16 properties are on the market or recently sold in my street and the adjoining ones. On a positive (?) note 3 sold last week - one of which was similarly priced to mine. That said, I am one of the more expensive of the properties.
I emailled the agent last week to ask what was being done about the lack of viewings and was very perturbed to have the woman who had valued it originally ("we can easily push it up to 128k if you need us to") tell me that *I* had overvalued it and should reduce the asking price by 5k. (I was going to do this anyway to be the largest house at that price in the area). The cheek. Going in tomorrow to put the price down and give them a kick up the a**e.
It's going to be great fun over the next month or so - I've got a job starting in London in September and I currently live in Coventry!
So glad to get that off my chest!

Latest viewer said they don’t want house cos the garden is not child friendly What?!? Yes fair enough if your not keen on slate chippings then just replace them. Pic was on sales particulars very clearly. I give up!

Garden seems fine with it being lawned over for kids...

Not sure people understand the concept that when you buy a house you may just have to do things to it to make it your own...

Negiotated with landlord to stay here until it's ready so hopefully fingers crossed only one move... :D

Just a comment from someone who has recently bought a house in the UK. We are moving back from abroad and we came back for a week to find somewhere. In may, every estate agent we went into (in a fair number of towns in Dorset and Wiltshire) were really busy, and our price range (250-300K) was the the most sought after. Time after time anything we were interested in had just been sold, or was under offer, it was getting really frustrating.

When we viewed a few properties we asked the agents that if we made an offer, we would have a condition that we wanted to move in the first week of August (3 months later) so would that be a problem, and every single one said yes, they wouldn't move until they found somewhere themselves! OK, if there are kids involved and other family difficulties we could understand, but in all cases this was not so. So, no deal then; no movement for the rest of the chain. No wonder things take so long!

The couple we bought from had only put the house on the market that day and they had a sale, so lucky them, but they agreed to move out. Unfortunately, the house they subsequently found to buy, was taken off the market at the last minute, so no thanks to those people, they are well and truly stuffed, but true to their word they are now looking for rental accommodation.

This was just to say, if you do get the chance of a deal, don't let it pass through your fingers like these other people did.

Heck, yes, we had viewers who wanted EVERYTHING for NOTHING too. It’s sad really, they’re looking at a damn good property in the right location, and they whinge about a tree, the brand of white goods, and other similar things that are easily changed for little money.

Why do they call it common sense when it’s actually so rare?

Don’t be afraid to ‘talk turkey’ with these idiots. They did what they did to get you signed up with them, and then they turn round and start blaming you! Be VERY firm with them about what you expect from now on!

That was VERY short sighted of them wasn’t it? Maybe they haven’t been on the market long enough to realise that everyone needs to cooperate in getting what they want.

We are still suffering with our losses (stress and money!) due to our fairly simple chain taking forever and a day to get to exchange. Now, Mr Big in the middle is complaining, when it was HIM that caused three extra weeks of delay! It’s just me, me, me nowadays isn’t it?

We had no communication at all from the chain when they were delaying in various ways, but suddenly, when they finally have their act together, we’re supposed to jump through hoops for them. For the sake of a little bit of communication, we’d all be on our way now…

Monkeybunny new pictures look good, the bathrooom, it's made quite a difference by taking out the bidet....

The only thing i would suggest is that the bottom picture, is it a dining room? If so i think it would look better with the bigger table in to define it as a particular space rather than pushing a 2 seater off to the side...
