DH says he is getting pitying looks when he goes out for a pint as "people" think he is mad for having originally wanted to "downsize" and now going for a much bigger and more expensive house instead.
IMO it's a mistake to downsize before one really needs to; just as bad as leaving it too late.
I giggle at the adverts for many retirement complexes where, according to the blurb, at my age I'd be right at home without a care in the world. Looking at them, I can't think of anywhere that would get me into my box faster! Nothing to worry about? I would go mad.

You know what, there is a house just up the road from us, very similar in size etc. It has been on the market for a year at £345K, no drops. We came onto the market three months ago at £330K, then dropped the price to £315K - and the other house sold a week ago. So don't bl**dy tell me that price is the only consideration.
But no, I don't want to get drawn into that argument again, this is the support thread, not a debate thread. Please, please start a new thread if you want to examine the psychology of sellers in a falling market.0 -

I think we have said this before but i dont like to keep posting on here "no more news" "nothing to report" etc etc but keep an eye on the thread. It seems to have taken another turn for the price drop brigade. Im not going to get involved (again) as its all been said before. But i will add that this thread has seen me through some rough times and its nice to know im not the only one (wish we didnt have to have this thread at all though and we all just sold).
i was just wondering if anyone actually has an estate agents they like. We are up with ullyott & butler (bridlington) and dispite the fact we are still onthe market i do like them. they are friendly and seem helpful. I do think its hard as nothing seems to be moving in our area and the developers (Barratts,Persimmon etc etc) will insist on building more and more 'new homes'. i just want to scream "STOP BUILDING" at them to give my house a chance haha. saying that though most of the ones they have built are empty.
so anyway, anyone actually happy with their EA?

I’m happy with my EA. They charge a tenth of what the High Street EAs want. For that, they do exactly what I want them to do, so it’s ‘horses for courses’.
Personally I can’t stand all the waffle from the shiny suit brigade. They claim to do a lot, but it’s blindingly obvious from the forums and the big wide world that vendors are extremely unhappy with ‘old school’ EAs generally. As for ‘old school’ solicitors… :mad:…I think you've simplified the process but you haven't taken into account the fact that sometimes the market is very slow, it does happen and it's not all down to a simple formula of overpricing, bad EA/Solicitors or bad presentation. Out of the 4 of us we have 3 Solicitors covered so we can't all say they are bad so your formula doesen't apply in our case...
I'm pleased that your house sold in 7 weeks but you were lucky plain and simple...
and i'm sorry if one more person comes on this thread and accuses us of the reason it's not selling is it's overpriced i really will scream. I'm sorry but i'm fed up what do you want me to do give it away??? :mad:

However, an arrogant summary of your lucky times, and how wonderful you are, impresses no one.And if you are in an environment of 4 sellers to 0 buyers, price isn't the magic bullet…Ok. I'm not here to be critical of any individuals and my apologies if I have come across in that manner. But, to be fair, there seems to be no acceptance here that price is a factor when selling your house……discovered lies from the EA and the vendors. So I pulled out. I've already relayed this story in this thread and was branded a time-waster by not_loaded because I pulled out of the sale.…Really? When I select house to view I try to put aside any self-righteous prejudice or preconceptions; I might view the place and ask some questions and that way I don't have to "wonder" anything.
Bottom line is, it is sold. Here I am, very sizeable deposit in the bank, I'd like to buy someone's house, but if they are not prepared to be realistic, I can wait. I am free and mobile. House prices in my area (City of Lincoln) are falling considerably month-on-month. I like the EA we are buying from. Wish now we had used them to sell when we first put our house on the market.
Hindsight is a wonderful thing!!!!!!
Mind you, if we had sold straight away we would have missed out on the house we are (fingers crossed) buying now which is nicer than the two that got away.
Looks as if it might have been worth selling and moving into borrowed house for a few months - despite the upheaval etc as when we saw the "For Sale" board on a Tuesday morning we were able to view on Thursday, offer on Friday, make second offer that was accepted on Saturday and house was marked as sold on the Monday. Think we managed to snap it up before it came to other buyers notice who were also in a good position to buy."This site is addictive!"

We purchased our home from the same estate agents that we are trying to sell ours through. Im glad we did as it needs a lot of work doing to it and we are currently just starting to put it back together, but, its hard having 2 mortgages etc and not that many viewers for our house. Another one has been put on the market on our street again recently so thats at least 6 on a short little street. *Sigh*

We are, so far, very happy with our EA. We chose them because it is a relatively new independent EA. They started up in the heat of the house price drop in 2008, there used to be about a dozen EAs around here and this one started with 2 guys from other firms. They have thrived through all the bad times and most of the other EAs in town have closed. They now sell more than 40% of all local houses and they seem to actually sell a lot, judging by the number of SOLD boards.
So we chose them and they have been very good, they did all the viewings, (I hate doing that), they telephone regularly, often after 7.30 at night, when they are still in the office. They seem to work hard and I was pleased with the asking price it was about what I expected, not too high, their brochure was excellent. I have no complaints. As long as the sale goes through I shall be happy.0 -
Wow Vet8 they seem like a dream. Were are you? anyone else on here using the someones at Vet. Its good to hear that a business is doing well in these hard times.

My EA has got until the end of this month then im changing EA's. My EA refreshed the pictures on Rightmove today with brighter better angled ones.
I just think the markets dead in my area, espeically for 1 bed flats!Squish0
