We just want people to come and look inside, unfortunately a couple have just driven by and said that there was not enough parking and it was to congested. They came on days when over the road had parties so there were extra cars around. I don't live on a main road, I live in an off road in a new village, any traffic is just from people who live in my road, so traffic is rare to see. We have a garage round the back with extra parking space in front of it, how much parking does someone want, you can also park at the front of the house. I wish people would at least come to view and ask questions on there issues as asking the estate agent is useless, they don't live here so they don't know.
Try not to worry - if there are serious buyers considering your house they will look at the details and see you have a garage etc. It is annoying when the EA doesn't give people info that could help things along thoughwherediditallgothen wrote: »Just thought I would post here. Hope your call helps. I chose our EA mainly because we'd already seen a house with them as buyers and were impressed with the communication etc, so getting a friend to mystery shop is a great idea. Not that seeing them from the other side helped us much, communication with us now we're vendors is rubbish, although feel I shouldn't slate them too much now as they do seem to be getting us a few viewers. I am an occasional poster on here, I accepted an offer on mine in June, it has had the survey/valuation and I have replied today to questions from their solicitor, hopefully my solicitor will send them back quickly and we can exchange soon (they were very basic questions on rubbish removal etc) and from the letter they sent to my solicitor the actual contract has been agreed so I am keeping my fingers crossed it goes through quickly now.
I reduced my price a couple of times in 4 weeks as there were not many viewers, it is a first time buyer or downsizer type property and I know that its still not easy for people to get on the ladder or get a mortgage. I wanted to sell, have no chain and by dropping the price I got more viewers, and the last time it dropped one of the people who had seen it twice put in an offer. There are no houses in the part of the road I live in that have sold since I bought mine, so it was harder to value but I looked at houses of the same pattern in a neighbouring road and priced slightly lower than the one advertised there even though mine had room for a garage, off street parking and was not overlooked to the rear as I wanted potential buyers to think mine was obvious value for money in comparison!
A lot of places are overpriced, but sadly if the property is in an area with few (if any) first time buyers around then the seller of a realistically priced property is going to have a long wait so that they can get the price they want or will have to significantly drop the price to make it a bargain that will be the one people choose over others in the area. The biggest problem in the area I am in is with the lower end of the market, the middle to higher properties seem to be less affected and are selling faster.

Oh for goodness sake. This is meant to be a thread for support for people who are getting stressed about the whole house buying & selling process, not rants about everyone overpricing their houses. There are lots of other threads for that.
Sorry I thought this was a thread for people looking for help and advice regarding selling their house etc. I did not realise until now it was somewhere to vent0 -
And if you are in an environment of 4 sellers to 0 buyers, price isn't the magic bullet.
FTBs who are willing to step into the housing market have saved enough to buy 1- or 2-beds. To make a studio, NEH would have to not just lower the price, but then also go out there and persuade people who don't think they can afford to buy into the housing market so aren't looking that they should consider using what they have saved so far to buy that studio now instead of continuing to save to be able to buy a 1-bed in future. I'm pretty sure that is going to be a bridge too far for nearly every vendor.
And BTL investors seem to be even more cautious than banks these days so a lower price isn't necessarily going to be enticing them back into the studio-flat market.
Price isn't necessarily the answer. Unfortunately it seems to be patience while you wait for the buyer to appear. And making sure that you are competitive as and when that mythical creature arrives!
Or, as you've considered, rent it out until buyers want studios again...

Especially if it is an unpopular area.
If your theory is right dropping 20% off your asking price would do you no harm, because you still wouldn't get a buyer. Heck, why don't you double your asking price considering price makes no difference. But your theory is wrong. There are capable buyers out there and they will buy the best that they can afford within their established budget.
Nobody (except your mortgager) can force you to lower your price, you can hold-out for whatever you want, but don't whine that you can't sell your house. I sold mine in the summer of 2008 when the market was very slow. Every bit of feedback that viewers gave to me I listened to it with respect and, whether I agreed with it or not, each opinion told me something about how my house should be marketed.

Why belittle the discussion with the, more than slightly, patronising notion of magic bullets? Nobody but you is speaking in idioms.
Nobody needs convincing that they can afford to buy a house. They need to accept the fact that they can't unless they have a deposit, enough income to support any borrowing and an unblemished credit record. I can afford to buy a house, I need convincing that I'm not paying over the odds in a falling market that could well be falling for some years.
Personally, I can't imagine why anyone would buy a studio flat. In the boom times, when money was being thrown at all and sundry, with no need for deposits and no need to mention income, they bought into the hysteria that this was their chance to get on the pwoperdee ladder, in the clear light of day it is seen for what it is, a bedsit with a shower that you don't have to share. I never said it was in a unpopular area and the only reason i edit my posts normally is i have problems iwth typing and and sometime when i read them back they don't make sense...
You and Emy both imply that we are being stubborn by not reducing the price, when we did consider it, did some research and discovered it wouldn't make much difference which is why we are going to eith go ahead and rent or have a bash at selling privately as soclitors do things very different in Scotland. Studio flats are quite popular on the rental market and 2 in our block are already rented out.
People did use to buy studio flats 15 years ago back in the days when they bought what they could afford...Our studio flat is actually bigger than some of the 1 bed's in the area, plus it has a seperate kitchen and bathroom and a hallway and a number of people in our old black have converted them into 1 beds....We also have a huge loft which is also a bonus for storage.0 -

I have not implied anything. As I say I got the wrong end of stick what this thread was about.
You are entitled to try and sell you property at what price you feel it is worth and if you cant get that do what you want with the property. My point was don't take an EA's valuation as gospel and it was aimed at people in general not just you0
