    we sold a house once that took 4.5 months to exchange and her survey was done 1 week before that and we stayed off the market all that time. We trusted the buyer and she had to go through probate to get the funds. We are selling now and so far it is 29 days with no word. Our house does not need a survey and there may not be one. Has your solicitor been primed and have you filled in the forms? it is very early days for you and just a quiet word, as a buyer I would have felt very twitchy about a seller keeping the property on the market after my offer had been accepted

    we got our survey done the same week we had the offer accepted and we were cash buyers ,it then took three months of intense legal argument that went to a land registry appeal to get the keys...we waited three years for the right house at the right price to come along,,
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Ah well another Saturday gone and another couple of viewings over with. Personally I hate having viewings at the weekend as dh and I have to wait until Monday to get feedback from the EA (no patience in this household :D)

    The couple we had last Saturday said that they had organised a meeting with their bank manager for last Monday (they said this to our EA as well) and we haven't heard jack since. And the couple we have just had today have said basically the same thing. Only snag is that they are going abroad for 3 weeks and were worried that they won't have enough time to get things started!?!

    And still no reply from second survey man.
    Starting to think that all viewers are potential time wasters.

    Once again we will have wait till Monday:mad:

    Blodwen - sorry to hear your buyer has pulled out. Onwards and upwards yeah? ;)

    Kittie - hope you'll be very happy in your new home. We're still waiting to get the keys for ours. Good luck with the selling :)

    As usual i was being far too impatient !!!! the survey is booked on our house for monday, so fingers crossed it all goes well, the lady has given her solicitors details etc to ea as well.

    Just need to finish the paperwork for solicitor and give her the deeds to our house, as we own it outright once we know its defo going ahead.

    having new photos done on Thursday but husband is away this week so trying to get everything done this weekend ready.
    So :-
    painted the outside wall as the children from the street had left marks with their football
    removed the bidet from the bathroom & replaced the floor boards and stained to match
    put the wheels on the beetle (currently under construction on the driveway) to be removed tommorow night
    taken the computer desk from the 3rd bedroom and replaced with a wardrobe
    done more ironing than i knew we had clothes for
    general cleang
    in a moment will be moving the furniture from the living room ready for the carpet being fitted wednesday morning
    also need to take some grass from the new house to patch up the lawn at this house

    Quick update from me. We had a viewing yesterday, only our 3rd in 5 weeks. Was a young lad who is looking at moving into the area and buying something with his dad. He came alone said he is doing all the leg work and then taking his dad round to view his favourites. I can't see them coming back. I think his dad will want to get something they can do up and sell on for a profit at a later date. I had a word with the estate agent on Tuesday and he admitted that they had been quiet, saying it was only the properties that needed updating that seemed to be selling. Hmm hard to know what to believe isn't it.
    Good luck to everyone else who had viewings this weekend. I'll keep my fingers crossed that you get some offers in on Monday X x x

    Got a phone call from EA and our vendors now have a solicitor (a week after offer accepted!)

    Vendor goes on holiday this week but leaves keys with EA so survey can be done, fingers crossed.

    They say they want a quick sale and DH went past the other day and sale sign has been taken down completely.:j

    Wish bungalow would get sold as juggling money to cover everything.

    It took us three years to sell, then a couple of months in borrowed property till this house showed up which looks like just what we wanted or even better. It was specially built and individually designed on a good sized piece of land for the family who are selling it.

    Torn between desperate to move in there and enjoy our lives and being scared to get excited or take anything for granted.

    Well after being on the market since March and some 30+ viewings later I have finally accepted an offer.

    My flat was on for "Offers In excess of" and I had 6 offers over the period but the highest was £5k less than the starting price of the OIEO so I held out.

    I have now accepted an offer for £2k in excess of the starting price :j:j:j

    Fingers cross everything goes along smoothly now...
