    Just checked the website and the property we have an application in for to rent has finally been taken off which must mean all referencees are in and they're just waiting for the owner to make a decision.....

    Hope to goodness they don't need the weekend to think it over....

    Oh fingers crossed NEH - its about time something went your way.

    As for property bee - it's converted me to using Firefox most of the time instead of IE as well! It gives you an idea of how property prices are moving in the area as a seller, but it is a more useful tool for buyers. The ones that fascinate me are the ones where they've put the price up - who are they trying to kid in this market!

    Thanks, it would be nice. We had more bad news this morning that our removal company are now booked up for the end of July and the beginning of August when our eviction date is looming is getting busy as well...

    Sonastin - I always wondered about the ones that put the price up- have see a couple that have been sitting on the market for 1-2 years and then put the price up, madness!

    Re. Property Bee - since I installed it I've been to see 2 mortgage advisors (from different branches of the same EA) who showed me their "special application, which can show how long a property's been on the market and if it's gone down in price- none of our competitors can do this so if you get your mortgage through us we can see if your preferred property had been on long..." The first woman seemed so proud of it I didn't have the heart to tell her the same thing is freely available to the public, and when the second guy started on about it I had to bite my lip and not look at OH as we both knew what was coming! :rotfl:

    Iornically it's not the house I want but it'll have to do as there is nothing else... :(

    Well we heard this morning by post that our application was unsuccessful...

    At the eleventh hour someone swopped in and offered to buy the place :(

    It's making us very wary of going for somewhere that is up for sale now as given this place we are being evicted from was up for sale before we moved in and now this...

    No properties have come on the market this week that are suitable and with just 5 weeks to go we are starting to get a little bit concerned...

    There could be a valid reason for putting the price up. For example, I’m currently selling my mum’s Torbay flat which is a fixer upper. It’s currently on at £85,000 and obviously if we decided to fix it up ourselves, we’d put the price up accordingly.

    I doubt if there are many serious sellers putting their price up at the moment.

    I’m not sure I’d be too interested in Property Bee. Just do your homework on what it’s worth and offer accordingly? They may have priced right and then reduced, making it a bargain, or maybe they ludicrously overpriced at the start, and they even now aren’t at the right price.

    No substitute for homework… :)

    I take your point about something that has work done while it's on the market but I bet these are few and far between - would think it's more likely someone hears the market is rising and decides to try and cash in. Hasn't happened for any of the ones I've seen though as they're still on the market.

    I use Property Bee as part of the research - the time on the market can be useful in deciding whether it's worth being cheeky. If something has dropped in price you can pretty much work out whether the original price was (by doing your homework, as you mention), and if it is a bargain then great, or if it has dropped a lot or in a short time they're more likely to be desperate to sell so agian, can afford to be cheeky. Also it says if it has been SSTC and then come back on the market - I'd say if that was the case they are more likely to want to sell quickly as would probably have lined up somewhere to buy.

    Obviously this isn't always the case but it's a good indicator :cool:

    Well I had a bit of a bad feeling about our sale and the worst has happened - our buyers have withdrawn their offer :( I don't think I really believed we had an offer because between accepting and now we didn't hear anything from our EA about it so it didn't seem real (probably our EA's fault but thought something should be happeneing). According to our EA they say they aren't looking to buy anymore, and are swapping houses with one of their children! Tbh it isn't the worst that could happen, in some ways I'm relieved as I was worried about being homeless as it doesn't look like we're going to get the place we want. Just scared that we won't sell again, as EA is pretty useless. At least we are finally on their website but we're not on RM yet, and weeks have been wasted when people could have seen the house. Just disheartened now, bah!
