Bad luck NEH. I really hope that something comes up for you soon.
And bad luck for you too Blowen. I know that feeling - my first buyer pulled out after 10 days and it never did feel right. At the time I was putting it down to the selling-privately-between-estate-agents worries but hindsight tells me she was always flaky.
Even though I'm struggling to find somewhere to buy at the moment (2nd choice has also been taken off the market - is it because I waited till I'd sold to go and view, and they got bored of being on the market with no viewers?!), last night I had one of those realisations of how good it is to have a serious buyer in the wings. And do you know why I'm so happy about it right now? Its because my house is a mess, I haven't cleaned all week and the contents of the boot of my car are currently sitting on the living room floor. And NO ONE IS COMING TO SEE IT!!! The surveyor came at the beginning of the week so all being well, things are making progress. And for now, for what is hopefully only a short time, it actually feels like home again :rotfl:
(OK so I have to tidy up and clean again next week before OH comes up for some serious househunting, but I plan to be a true slob for at least a week - bliss)

Well I had a bit of a bad feeling about our sale and the worst has happened - our buyers have withdrawn their offer
I don't think I really believed we had an offer because between accepting and now we didn't hear anything from our EA about it so it didn't seem real (probably our EA's fault but thought something should be happeneing). According to our EA they say they aren't looking to buy anymore, and are swapping houses with one of their children! Tbh it isn't the worst that could happen, in some ways I'm relieved as I was worried about being homeless as it doesn't look like we're going to get the place we want. Just scared that we won't sell again, as EA is pretty useless. At least we are finally on their website but we're not on RM yet, and weeks have been wasted when people could have seen the house. Just disheartened now, bah!
Feel for you....It's been a bad day for everyone hasn't it?!
Thanks guys, there is just a shortage of properties coming on. We've contacted the removal company to book a place for our stuff to go into storage so at least we have somewhere for our stuff to go.....0 -
Firstly id like to say thanks to all the brilliant posts that are on here, its stopped me either going mad or killing my dh !!!
Im after some experinced sellers ! we excepted an offer last tuesday for our house, but no further along than that. The lady buying is a cash buyer, no morgage, we have our morgage in place,solicitor instructed etc,etc.
Can anyone give me an indication of how long we should wait for her survey to be done, our ea and her have been missing each other (so i am told) all week, which i know can happen but worried now shes not going to procedd.
its still on the market until shes had a survey done, but getting abit worried now !
Any advice for me (im not patient incase you were wondering)

You accepted an offer less than a week ago? I think it is way too early to start worrying that the survey hasn't been done yet! Give them a week or two to book it in with someone, at least!0 -
seraphin - know exactly how you feel. once things start I am impatient for it to get moving properly. until the next thing comes along to distract me and take my mind off it at least.
I don't think you need to be worried just yet. If there was a mortgage being applied for the lenders valuer would show up pretty quickly but a cash buyer will probably take a bit longer to locate the right surveyor before instructing - a week isn't a lot of time to find someone if you don't know what you're looking for!
Unless you've go the same "cash buyer" I had, who didn't actually have any money to go through with it!

Hi Sarah,
We accepted an offer on our property 4 weeks ago and still no survey/valuation booked in! I believe it's because the FTB in our chain of 3 is a bit slow off the mark. We have had our buyer's solicitor's queries in this week so I'm hoping it means all is ok and that if our buyer has instructed the solicitor and is spending money on their work, that it should all be ok.
NEH bad luck about the place you tried for. Have you thought about putting a small ad/postcard up in local shops/supermarkets?
Blodwen, bad luck to you as well, how annoying is that?! I'm just hoping and praying everything goes ok on ours as things are getting more serious now and we need to be moved before the kids start school in September...and breaaathhheee!
Sonastin although things aren't quite going as planned for you, I totally hear you from the viewings point...our house is so much messier now that we don't have any viewings, and it feels great, so little stress in comparison to making the place spick and span every other day :rotfl:

We put an advert on gumtree and it's been mainly scammers....:(
We've got two to potentially view next week but I ain't looing forward to it as I have to go and see a spcialist next week and that's going to whack me out without having to look at houses as well.0 -
well we have moved into our new house and found aches in joints that we didn`t know we had. It has been non stop work as we had to move ourselves, due to low arches and because we could, having been able to buy before selling. The big furniture comes in a low van next week and that is IT, finished. Never again will we buy smart fitted units or big `modular` expensive furniture as it was a complete waste of money now that we know half of the units won`t fit. We moved everything apart from beds and such like, all in fold down and re-usable crates and the like. The upside was that we have pretty well settled in now, 2 weeks after completion.
re selling and we accepted an offer 4 weeks and a day ago. I empathise AZ as we have heard ziltch, apart from a nice note from the buyers. They are very friendly with someone on the development and can get all the ins and outs from her re leasehold etc. My dh is a structural engineer and nothing was left undone so there is no need for a survey and I don`t think they are having one, so we haven`t even that to indicate progress. We did all the usual questions for the contract prior to selling , like "are you leaving curtains and towel rails etc". We have taken the bull by the horns and next week that house will be left sparkling and empty. We are going to leave anything else to the EA team as we just don`t have the oomph for another long drive back while they measure for furniture.
The stress of selling is still there but I try not to think about it too much. They want to be in by the end of july and they will be if they get a move on. I suppose no news is good news and the EA would be in touch if there was a problem.0 -

Thanks for the kind words folks, it is disappointing but hopefully the EA will make a real effort to get people to view. We're away for the weekend and not thinking about it, but the house is a state so when we get back I'll blitz the place ready for viewings -there had better be some now!

we sold a house once that took 4.5 months to exchange and her survey was done 1 week before that and we stayed off the market all that time. We trusted the buyer and she had to go through probate to get the funds. We are selling now and so far it is 29 days with no word. Our house does not need a survey and there may not be one. Has your solicitor been primed and have you filled in the forms? it is very early days for you and just a quiet word, as a buyer I would have felt very twitchy about a seller keeping the property on the market after my offer had been accepted0
