    we accepted an offer from a ftb with cash outright to buy our house (wow lucky lady !)

    survey was done today although the surveyor couldent give any specific details which i totally understand, he did say when asked we shouldent be too concerned with a smile. The price agreed was because we know there are a couple of things that will show up (lintels etc) but she was made fully aware of that and that the price reflected that and no further reductions were going to be made after survey.

    Now my question is do you think i should wait for a firm yes from the buyer or get the ball rolling with our solicitor, the house were buying is empty with no chain and our morgage and surveys sorted on the new house.

    the ea says to start proceding but dont want to be paying out for stuff too early incase theres a problem, she dosent think theres a problem but i also know they want paying asap too lol !!!

    any advice/thoughts please, many thanks

    I posted about this the other day but thought I would here too. Two weeks ago today we accepted an offer on our house. It was nowhere near what we wanted but decided to go for it as it was implied that they wanted to move quickly, as we do. We have not got a house to go to yet but can make other arrangements. Anyway, although we have had contact from our solicitor, we have not yet been contacted re them having a survey done. I phoned the solicitor yesterday and he said he would ask them what was happening and get back to me but (surprise, surprise) he didn't. I will try again today but I am getting a bit nervous. Their circumstances were, we were told, that they had a large equity on their previous property, a deposit available of the difference but would be taking out a mortgage for the remainder (around £60k). I don't know what it is but I am feeling a tad dubious as I have never met the buyers (they viewed twice in our absence) and know very little about them except the area they come from and their names.

    I know these things can take time but I am so fed up with the whole business and have got to the point where I am expecting the worst.

    No survey can be done till after the 17th - but they are really keen for a quick sale :mad:

    To top it all the bank that I asked to close my savings account last Monday still has not done it and DH got a phone call asking for my security details today while I was out so will have to call in tomorrow trying to get things sorted out - again!!!!!!

    Strange how they fall over themselves themselves to take your hard earned money but put every obstacle possible in your way to get own money back out!!!

    Took me a year and a half to close one account that had been missed in the initial closure of all my other accounts, thankfully didn't have any money in it but in the end when i was visiting my mum I went into the branch and bascially i wouldn't leave until they had closed it...One of the customer service advisors when i first tried to shut it said well couldnt you pop into the branch-I had to explain that the bank in question doesn't have a strong prescence in Scotland hence why I had to move banks and that my "local" branch was 70 odd miles away. :eek:

    For thsoe nervous about their buyers hang in there and don't assume the worst until it happens, hard i know but you may beat yourselves up for nothing...Wait until you have the facts and then go from there...

    Congratulations to PottyHouse, Malystryx, Shabby Chic and anyone else who has just accepted offers - great news and gives me hope that there are buyers out there! On a positive note, we are FINALLY on Rightmove, so will hopefully get some viewers soon, fingers crossed :)

    It's a difficult one - if there is no problem with the survey, I wouldn't really expect the buyer to contact you again to give a 'firm' yes, because you've already agreed the price, so in theory there should be nothing more to say. It would be more comforting to know that the buyer had had a chance to read the survey, but I guess that will take a few days to write up, so it must be frustrating to sit around doing nothing in that time. Personally, I think I would go ahead and instruct the solicitor - they don't usually act that fast anyway!



    And good luck to everyone else - especially PottyHouse, I've got everything crossed for you that it all goes smoothly this time.

    I'd say that they're serious if they've had a survey done- money spent & all that.

    They cant proceed any further until they hear from your solicitor as you need to provide a load of forms (property information form etc) plus Land Registry proof that you are the owner. Also your solicitor needs to draw up a draft contract & send to them straightaway so they can amend/approve all the clauses.

    IME sols take ages doing that, though I acted for myself & took a day (I spent most time double & triple checking what I was writing - if I did it all day every day it would only take an hour)
    Your solicitor also needs to contact your mortgage company for details & they can sometimes hold up events, so I would appoint a solicitor now.

    If (horror of horrors) it all fell through, most of the paperwork can be held over until the next buyer comes along.

    News on my end...survey on my house FINALLY booked for Monday...whoooot :j That's 6 weeks after the offer came in!!

    It does look as if some houses are finally moving so good luck to everyone, hope everything goes smoothly for people now.

    My house had the surveyor round last week and I have heard nothing since so I can only assume that it went ok. My solicitor has sent theirs all the paperwork and as they have the hip pack I am hoping there are no surveys needed that could hold anything up. Need to try to curb my impatience for signs of obvious movement and exchange dates!

  • Carpet fitter has been. New pics tommorow morning hopefully it should get some interest going in the house.

    will post old and new pics when they are done to see what you all think
