    Nothing for me either. Find myself looking forward to Mon-Fri in the hope I might get some calls re viewings. As soon as it hits sat I know nothings coming.

    Sick of this selling lark. Might leave it for 2 more weeks and give up!

    well we have been on the market now for some time (last September) and we are on the verge of giving up. One buyer couldnt raise a mortgage and the other has a broken chain so we have decided to move to a National EA chain to see if they can do a better job.

    problem is, and I am sure many are feeling it, I have reduced my price to below what i paid in 2008 (and I have spent 20k doing it up) yet properties I am looking at still have "high prices" which is putting me off selling/buying, as my buyer will end up with with a relative bargain and I will end up buying high priced elsewhere...

    Our current agent is very quiet, one viewing booked on a weekend for a branch! the new EA said he was out of the office all weekend on viewings so to call him Monday to discuss the contract etc, The current EA has blamed, summer, volcanic ash, budget, football for the quietness...

    I've had the same excuses from our agent, football the nice weather all sorts. I think the market is quiet at the moment though. We paid £170K 3 years ago and are marketing at o/o £160K so we've lost £10K straight away but houses up the ladder have come down more so it's all relative.

    Fingers crossed we both get some viewers soon and some decent offers.:)

    Well I had my second viewing on Saturday morning. The young lad brought his dad with him this time. They rolled up in an aston martin! Turns out his dad has lots of money (owns a big farm) and is going to be buying a property cash for his son. His dad kept saying it was a buyers market etc and was i serious about selling my house. He asked if I would look at negotiating, to which I said yes there is some room for negotiation, but I still need to be able to buy another house. They said they had more to view, before they made any decisions.
    The director of the estate agents called me up this morning to say he hadn't been able to get through to the viewers as of yet and he'd be in touch once he had any news. I didn't realise he'd be working on a Sunday. I guess what will be will be i'm trying not to get too optomistic as i have a feeling that the dad will have talked his son round to something that he can do up and add value to.
    I hope this week is more productive now that the football is over, and the weathers is set to cool a little. The EA's will have to get their excuses book out to find a new one X x x

    Well you lot complaining about the heat are lucky it'll be the rain driving people away here in Scotland :rotfl:

    Nothing from our end either and the Solicitors are avoiding us so much it's getting very awkward....

    We're going to start ringing around for rental prices as we can't afford the rent on the new place whenever we find it and keep financing the flat...Where we are now is cheap rent but given we have to come up with so much more a month it just isn't feasible to keep the flat up for sale. We're hoping that if we rent it out for 6 months to a year that the market will have recovered somewhat or at least that there won't be 4 of us vying for the one elusive buyer and if not at least we have some income to cover things and can continue renting it....

    I'm a buyer, not a seller, had a viewing at 5pm on Friday, i turned up 15 minutes early with my Dad, only to get a phone call off the Estate Agent saying the Vendor is going to be over an hour late and whether i could go back later.

    What a complete waste of time, had to fight my way through rush hour traffic to get back home on the other side of town. Houses in this area are few and far between at the price i can afford, am i cutting my nose off despite my face by refusing to rearrange the viewing?

    Hi all
    Newbie on this thread, so apologies if this has been raised before...
    We've just got married and so are putting both our houses on the market to get something together.
    I've had 4 valuations, 3 around the same and one £20k higher. This is consistent with a friend of mine who had hers valued and the same EA came out higher than the others. In terms of fees etc, this EA is the cheapest, and no lock-in period.
    So, my plan of action is to go for that EA, but to suggest a lower price than he valued at. Does that sound sensible?
    It was on the market for ages before I bought it in 2006, so I'm not expecting it to sell quickly, it's a 'character cottage' and whilst I love it, it's not for everybody.
    The other issue I've got is my brother is currently renting from me and is quite messy, so it looks cluttered and the discussions about tidying up and cleaning are quite delicate! I think I'll take a day off to 'help' him so that the photos are good... He uses the 'master bedroom' as his study because he works from home and it's got great big windows and a fabulous view, but I think it might be difficult for some people to imagine it as a bedroom. What have others done about this kind of thing?

    Got the surveyor in as I write. It is only a Homebuyers survey but he is taking a long, long time, checking everything. Not saying a lot though.

    Is it all worth it?

    Hi peeps, I too had a survey just now, he took about 30 mins as it was a valuation survey and I'm confident house will value up rather than down, but can never tell in this day and age. I've also bought this house for £195 less than 3 yrs ago, and agreed a sale at £180...not to mention the loss I've made in doing the place up since I bought it. I am now going to move into rented accommodation, and I so hope I've done the right thing. I'm hoping I've got out at the right time if houses are going down further, then will save and buy as a chain-free buyer, so should have more bargaining power. If things go the other way and houses go up in price, well, then I'm stuffed to a certain extent lol. I'm just so fed up with it all, and I've 'sold STC' so I really feel for those who are still waiting on offers.

    JenE the EA works for you so you can specify whatever asking price you want. In this climate it is wise to think carefully about pricing your house right, so if this EA is very high in compared to others, it may just be to entice you. As for the de-cluttering, good luck...I do think it helps to put your house on in the best way possible, as a lot of buyers unfortunately can't see beyond current decor/images!
