    Ok things are now moving on from me accepting the offer just over a week ago.

    Solicitors have the draft contracts, the purchaser has arranged their mortgage and the surveyor is coming on Thursday.

    My question is should I do anything in prep for the survey? Not sure if it's just a valuation or a homebuyers survey.

    It's a modern purpose built flat, so not sure how much detail they could go into...

    Hi. Not been on here for a bit but to say we are VERY close to coming off the market. The house selling and rental market seems to have imploded round here, there is very little on the market for either sale/rent. There are 4 houses (incl ours) like ours for sale in our street and none are moving and I think not even getting viewings. One house which is empty seems to reduce by 5 grand every 4 weeks (our EA thinks it is probably owned by a company), but the lower it goes the less competitive ours becomes..

    We can only go so low are we were planning to move to rented for a bit, but equally there are no 3 beds for rent (at the moment I know) around here and the 2 beds are not as nice as ours.. Hence thinking we might as well stay put and wait things out till we are ready/able to trade up..

    Just heard that my buyer has had the survey report back and all is OK and the mortgage offer has come through. :T So now we are just waiting on the solicitors. Mine said he was waiting to hear from theirs (before I heard the report was back) so I'll give them a couple of days and then chase again. Hopefully I'll then have some news for my solicitor on the house I want to buy - offer went in this morning so fingers crossed it is accepted. Have ended up going after a repossession though so its going to be a bit of a roller coaster right up until the end!:eek:

    My solicitor is a personal friend of my boss so I'm hoping that gives me some extra leverage - if I'm all distracted and not getting on with work because I don't know where my housebuying is up to, my boss might just give him a kick up the backside so that he can get his assistant back:D

    Hi all - Started reading this thread when my flat went on the market in November, but drifted away as there was nothing happening but I am soooo excited to say that I have my first EVER viewing!! 8 months after going on the market! :j

    I will not get too ahead of myself - but just really excited after all this time to finally have a viewing and just wanted to share with you all. Fingers crossed!

    I don't think you need to do anything special - they will be looking at the condition of the property, not how tidy you are keeping it.

    I am not selling a property but hope you guys can still shed some light on a purchase for me.

    I started the process of buying a leasehold flat towards the end of April this year. Things moved rather quickly after my offer was accepted. I had my mortgage offer and deposit ready weeks ago. My solicitor has been waiting for the vendor's solicitor for the leasehold management report and the wait is now about to enter its 5th week.

    The lease on my rental apartment ran out early last month as i thought we would complete by mid june so i've had to move in with friends.

    How long should this report take? I am quickly running out of patience as living out of a suitcase is doing my head in. Out of frustration this afternoon, I have told my solicitor i will withdraw my offer if the report does show up in 7 days.

    what can be done to help things along? I dont particularly want to start again but its looking like i have no choice.

    Well today I decided to change agents. Our house has been on since may and only had 4 viewings and nothing in the last 6 weeks. Sick of the football excuses. Surely they should have been calling people to get the viewing not expecting a buyer to drop into thier laps. Anyway see what happens with the new one. Will keep u posted

    I’m not sure you should abandon this, as the same report on another property could be just as bad for speed. I have heard these reports can take ‘weeks’ to come, and that they can be expensive. To me, expensive means reasonable speed and cheap might excuse taking a while.

    How they justify taking so long mystifies me, but surely your solicitor is the one to take this up with? Maybe chase the vendor too? Solicitors are not known for actively progressing things unless you chase it up. Good luck!

    I have managed to be relatively calm so far - house has been on market since January - but I am so stressed at the moment (other things going on with family health).

    We had a homebuyers survey done on our house on Monday. I just wondered what happens next, i.e. who tells me if they want to negotiate on price or to have work done? Is it the EA or my solicitor? How long does it usually take between survey and the report being produced?

    I have written on here before about duplication of information I have been asked to give on HIP, solicitor's form and also the surveyor. I don't think I have much more to say but EA says that the draft contract has reached the purchaser and that they may well come back with questions (not necessarily with regard to the survey results but he suggested, e.g. questions about boundaries, work we have had done etc.) This is all with the solicitor and in HIP, there are no issues anyway. I can't imagine why they would come back with questions.

    Anyway, as I said, I am stressed and trying to be patient.

    Does anyone else think it strange that, apart from the names of my buyers, I have no other information. They viewed twice in my absence. Isn't it odd that they haven't asked to come round again, I know I would? We accepted the first offer they made out of pure frustration, I know we should have negotiated but it was all done through the EA.

    I only know what I have been told by the EA. It is my solicitor's business to ensure they have the finances etc. and I am sure he has done this.

    I just don't know now what to expect in terms of time to the hoped for completion.

    Hi whitesatin - totally understand your frustration. The whole repetition thing of the questions is so irritating. Hopefully any questions that they raise can be dealt with by the solicitor using the information you have given him.

    The RICS website says that a standard-format Homebuyers survey should be turned around in 3-5 days (I presume working days). The survey on my house was done on a Wednesday so I planned to call to check up the following Thursday. As it happened, work got in the way so I spoke to my EA Friday and she had left a message with the buyer to see if she had received it. Heard back the Monday after (so 8 working days?) from the EA that survey was OK, mortgage offer received and buyer's sol compiling questions for my sol. So I am guessing that you will hear about re-negotiation via the EA, or (hopefully) that all is fine and they are happy with the report some time middle of next week.

    My buyer has only viewed once and has only just asked now to come back to measure up. Timing is a real pain because I've just got back from a camping trip and I'm just about to go away on a camping trip so don't really want to put all the camping stuff up in the loft for a weekend. But my car is going to be full of other stuff so can't even use that as a handy hiding place!

    I feel your frustration but it sounds like things are probably on track for you. Well, as on track as my sale is anyway ;)
