has a chat with the estate agent today, who i have known for a few years and he is a geniune guy, honest and to the point. he says his shelves have never ever been full in all the years he has been an estate agent and they currently are. He says obviously they are still trying there very best but there is just not the domino effect that is needed, before the mortgages were going to first time buyers who all got on the ladder therefore letting the other people move up and buy my type of house etc etc, then the mortgages dried up and in 2009 the bloke with money in the bank grabbed his opertunity and snapped up the first time buyer houses to rent out etc and the dominoes started again but now all that money has gone and those people are gone and we are waiting for the next wave. Were is my wavecome on wave im awaiting to ride you:rotfl:
i asked if it was worth us lowering the price, he said he would never tell someone not to but its priced at what its valued at and no matter what i put it on at people will always try and knock 3 or 5 grand off so it depends how low you really wanna go. great. shall just sit it out a bit longer then i guess

Hi All, likewise, I too am mainly lurking and although things are generally positive, (no news is good news I guess) I'm still anxiously waiting to hear about when we can exchange and complete. Today I've been told my son's application to the school we wanted has been accepted which is great news. I've picked up a few bits of uniform, and my rental agreement for house we're moving to is in place, as I'm renting from my bro. EVERYTHING is just waiting for exchange, so that we can finalise things a bit more, and I hate the wait. I STILL also think/worry that it might go horribly wrong, but I'm trying to remain positive.
Mega hugs and good luck vibes to everyone...I really hope people start dropping off this thread for the right reasons - that they've sold and completed lol!

I wouldnt worry too much about asking for the extra time. IMO once contracts are exchanged, stress levels start to drop as you all feel that everyone has finally committed. So asking for a bigger gap (traditionally 28 days) shouldnt bother people as long as exchange has happened & then at least everyone can plan once a date is set. Just make sure you set the completion date before exchange as to change it after exchange can incur penalties.
We've got a 2nd viewing tomorrow but I'm not holding my breath. The wife looked on her own to start but her husband was out of the country so they are both coming back for a look.
I think it's mainly a wife that makes that final decision to buy - if the wife doesnt like it, no amount of persuasion by a husband will make them happy to live there but if a wife likes it she can always persuade her man - my DH totally disagrees - doesnt like the thought that men are so easily led plus he is an eternal pessimist & is sure the man will veto it even as he walks up to the door.
Well at least this week I've had great luck selling some big ticket items on ebay - recession? what recession? people are not even making offers but paying the full whack!! My house will be empty before we get a buyer at this rate.0 -
Just about to get ready to go and meet the surveyor later this morning at the property we hope to buy when phone rings.
The surveyor has just been told the vendors can't be there this morning so postphoned till Monday afternoon now.:mad:
Vendors supposedly want a quick sale, but it took ten days for them to find a solicitor, then they were going on holiday for a week but EA had keys so a survey could be done- then story changed again- they were on holiday for two weeks and did not want survey done in their absence. The appointment this morning was arranged over a week ago and then cancelled at the last minute.
I am getting so fed up with this that if the house did not "tick all our boxes" and was not a "one of a kind" I'd tell them that as they obviously did not want to sell we would not dream of hassling them further by being a cash buyer offering 95% of the asking price and a quick sale.
We waited three years to get our house sold, lost 18% of asking price and finally sold in five weeks from start to finish, moving into borrowed house so we did not lose the sale. It is three weeks tomorrow since our offer was accepted and nothing seems to have happened on their side at all.
Will tell DH when he gets back after driving DD to the station. Just hope I don't burst into tears.:(

Well after my whinge yesterday things took a turn for the better and EA rang with a viewer for this morning. Cue mad cleaning last night - house was a state due to being away last couple of weekends (and no viewers to clean for of course!!) plus OH is away on a stag weekend from today so had to pack and do some shopping as he's leaving me carless... Was a big rush to get things done but it is almost spotless, which I can live with :rotfl:
Tbh, as much as we want to sell, unless we get an offer that is extremely good I'd be inclined to hold out, mainly because our EA has been pretty poor (in attitude as much as anything else, which really gets to me) and it would gall me to pay them their not inconsiderable fee unless they got us a really good offer. Sounds a bit snotty I know but we now know what we could get the house we want for and we'd need very minimum of offer we accepted last time, so will be holding out for more this time. If we don't get anything with this EA we'll change to an online one, as they won't do any less than our current one has done and will be a lot cheaper.

I agree, although I have been surprised lately watching a few episodes of Location where the bloke has vetoed pretty much everything. No news on our front...
We're stuck between the rock and the hard place at the moment...
Just had to turn another rental property down as it's on a new build site and they haven't finished building and with me being at home becasue of this long term illness, having builders in front of the house and to the side building a housing estate for 5 months might be enough to push me right over the edge so no other option really..:(
Can someone also tell me why new builds are getting so much smaller, this one we have just turned down was fine for the living areas but my word fitting a double bed in would have been tight...It had built in wardrobes but still do people only have wardrobes and a bed in their room now...? Do they have the double bed pushed against a wall so that the door can shut??0 -
I don't think you need to do anything special - they will be looking at the condition of the property, not how tidy you are keeping it.

He was only round for 10mins, looked in the loft, took a few measurements, asked how long the lease was and then left...
Oh well there is only so much you can say about a 1 bed flat... Fingers crossed his valuation meets the agreed purchase price...0
