Hi whitesatin - totally understand your frustration. The whole repetition thing of the questions is so irritating. Hopefully any questions that they raise can be dealt with by the solicitor using the information you have given him.
The RICS website says that a standard-format Homebuyers survey should be turned around in 3-5 days (I presume working days). The survey on my house was done on a Wednesday so I planned to call to check up the following Thursday. As it happened, work got in the way so I spoke to my EA Friday and she had left a message with the buyer to see if she had received it. Heard back the Monday after (so 8 working days?) from the EA that survey was OK, mortgage offer received and buyer's sol compiling questions for my sol. So I am guessing that you will hear about re-negotiation via the EA, or (hopefully) that all is fine and they are happy with the report some time middle of next week.
My buyer has only viewed once and has only just asked now to come back to measure up. Timing is a real pain because I've just got back from a camping trip and I'm just about to go away on a camping trip so don't really want to put all the camping stuff up in the loft for a weekend. But my car is going to be full of other stuff so can't even use that as a handy hiding place!
I feel your frustration but it sounds like things are probably on track for you. Well, as on track as my sale is anyway

You have explained it as you see it very well thanks. I know what you mean about hiding things, my hoover lives in the back of my car as does anything else that makes the place cluttered.

It is now 9 weeks since we accepted an offer, a very low offer on the sole proviso that we exchanged QUICKLY, within 4 weeks in fact. Ha ha ha!.
Can anyone explain why this all takes SOOO long, it is driving me mad. Anway, today we got this big parcel from our solicitor with the contract :j good start. And, a huge form from the buyers' solicitors asking 32 questions! Most of these I have answered on the HIP forms or the Property Information Questionnaire or the Additional Property Information Questionnaire. Here we go again. More time, effort and a great deal of swearing later.
Why has it taken them 9 weeks to sort out these questions? and you can guarantee that once I send this back to my solicitor she will add on an extra fee for processing it. GGRRR.
Now the buyers have said they want to reduce the price still further because of a problem with the Rayburn. They have also asked if they can retain access over part of the drive which we are keeping - cheeky sods. That drive is the only access to our remaining land and if they have access over that and then leave a car parked there, either accidently or with malicious intent, we can't access our land. And they expect this valuable extra thrown in for free when they are paying a pittance.:mad:0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -

Same as you, we’ve had repetitive questions that are already answered elsewhere.- They can’t be THAT busy in conveyancing at the moment surely?
- Try reading the effing paperwork already in your possession.
The latest we’ve heard from our conveyancer is that she ‘won’t be bothering’ to retrieve our deeds, ‘that can happen later’ and ‘we’re close to exchange’. Obtaining the deeds is pretty much the only real work for her to do, so I’m afraid I’m going to insist on that being done. Because of the wasted time, we’ve just lost our August hire car booking which is key to us moving away, so that’s more research work to do, and the August removals booking is now in jeopardy as well.
It was all looking so good two weeks ago, and now it appears WE are going to look like the baddies in all this. Do I care? No, not really. One buyer lower down the chain insisted on THREE surveys being done – their prerogative of course. If they all want to push for exchange urgently we’re just going to have to ask for more time between Exchange and Completion which won’t go down well I’m sure.
Everything we’ve heard so far from the chain selfishly consists of ‘me, me, me,’ unfortunately. It may all end in tears...0 -

I've not yet signed up with an EA but have got one coming back to measure up, photos etc on Tuesday.
I've had a good look at the terms in the contract and one of htem is along the lines of "if someone buys it within 6 months of withdrawal from this EA, who was introduced by this EA, the fee is still payable"
Is that a standard term in these contracts? It doesn't sound totally unreasonable, but just seems like a long time period. Hope someone knows!

I feel that very sluggish viewing is mainly the problem, plus we’ve all had enough of talking, it’s action we need to raise our spirits.
If our sale falls through, you’ll hear the screams from where you are!

How they justify taking so long mystifies me, but surely your solicitor is the one to take this up with? Maybe chase the vendor too? Solicitors are not known for actively progressing things unless you chase it up. Good luck!

I think its fairly standard - at least it was in both of the EA agreements I've signed. 6 months sounds like a long time but given how long the conveyancing process takes, they need it to be long enough that if you suggested to a viewer that you cut the agent out of the deal, it would be longer than the buyer is likely to be prepared to wait. I think the courts have had a view on not making it too long though since the Foxtons case so the EAs have to balance setting a reasonable period in the courts eyes against actually achieving what the term sets out to do.0
