Interesting thread, looks like a bit of a mixed bag out there on the housing market at the moment. Any Scottish sellers out there doing well?
I'm in the process of selling in South Lanarkshire and have just recieved the draft copy of the home report. The surveyor has mentioned that the sheets on the flat roof "may be cement asbestos". I have sent it back to try to get them to remove the reference to asbestos as the roof sheets are metal profile sheet. fingers crossed they remove the comments.
Hope to get the scedule on S1 homes this week.
Hopefully get it sold before :xmastree:

We're Scottish sellers but the market in Aberdeen has slowed right down and have friends in the Borders that are suffering as well, lack of FTB is casuing a fair number of problems...
Our flat has been on the market since February with 2 viewings...We're at the point of renting it out now.0 -

Might be an idea to start a separate thread for Scottish buyers/sellers; what with the significant differences in process a lot of the earlier posts are not relevant.
I've been on this thread for over 5 months now as a Scottish seller and there has been some good advice given....There is usually someone to help out regardless of whether you're in Scotland or England...Seems a bit silly to have 2 threads cluttering up the place...0 -

I don't think this is necessary, as this is a seller's support thread, irrespective of where you're selling. It's the right place to let off a bit of steam, have a rant, and/or (hopefully) tell people good news.
We're all pretty much in the same boat so I don't see the need for two separate threads. JMHO.

Ha ha - that reminds me of when we bought this place. Our surveyor said that he couldnt see any woodworm but because of the age of the house (1930's) there definitely would be some & we needed to have it sprayed. I was livid as I thought that the bank would withhold some of the mortgage & we'd already borrowed every penny & maxxed out the credit cards but in the event they didnt. We've been here 18 years now & still not one sign of woodworm.0 -
I wonder whether the higher level of survey would have helped. This guy didn’t open/close any doors or windows. He didn’t run a tap or flush a toilet. He spent hardly any time looking at the exterior and the roof.
If my buyer comes back to me with any issues, I’ll simply refer her to her surveyor who I suspect has some sort of ‘duty of care’ in taking his fee.0 -
Pah, been chasing my solicitor who in turn is chasing buyers solicitor. Seems that their FTB is holding things up/slowing things down, so there's just more delays and waiting. Spoke to EA who said it's just a case of pushing and waiting.
Here's us looking all set to move within 6 weeks and still nothing more concrete from buyer's side apart from survey that was done last Monday. Hate the damn waiting and hanging around...we could be doing so much more if things were more certain.
Sigh, I can see it being a long summer holidays.....

Well the guy for the home report on this place flushed every toilet and ran every tap....I've not seen/heard one done that in depth before :rotfl:0 -
Not been on much, but have been lurking
We're currently worse than before the budget. No views in the last 6 weeks despite dropping the price by £5000. Had an average of 1 view per 2 weeks before the budget.
Currently thinking of another drop by the end of the month, then maybe auction at the end of the year if we are still getting nowhere, as i don't want the property empty over winter and we need the equity to do up where we are now.
Do I take it from your mention of empty that you're not living in it? Have you left it furnished? We did this with our flat (husband used to live in it working away from home but has given up that job now) and I really think it's helped make the difference and get our sale. It's a small bedsit, but of course because he's not living there we've left it immaculately tidy, well decorated, and of course it shows really well by comparison with others that are actually being lived in because there's no day-to-day necessity of life clut lying about.Make £2025 in 2025
