Do I take it from your mention of empty that you're not living in it? Have you left it furnished? We did this with our flat (husband used to live in it working away from home but has given up that job now) and I really think it's helped make the difference and get our sale. It's a small bedsit, but of course because he's not living there we've left it immaculately tidy, well decorated, and of course it shows really well by comparison with others that are actually being lived in because there's no day-to-day necessity of life clut lying about.
Problem is if you leave it furnished you can't claim council tax discount...0 -
Just spoke to the EA, who basically said that if we want to push things on, all he can suggest it lowering the price to below £300. My feeling is that we can just about make that drop, but unless the market as a whole falls significantly, that's as low as we can go and it still be worthwhile selling.
My instinct is that there won't be many buyers about over the summer, so if we drop the price now there is nobody much out there to notice - so if we waited till the end of August, that would be a better time to try to catch the attention of people who were starting to look, maybe with the idea of moving for Christmas. What does anyone else think?0 -
We are in a similar situation, house has been up for sale since mid June, we had a nice run of viewings in the first 4 weeks but now it's dried up. I think all house selling slows at this time of year, our contract with the EA runs until mid September so we're going to leave it on the market and hopefully things will pick up again after the school holidays.
A friend of mine sold her house last year, right at the end of August and she was determined to move by Christmas (she did!)
We do have a genuine reason for moving....baby no.3 on the way due January 4th :eek: If nothing happens by September then we'll take house off the market, leave it for 6 months and try again next Spring.....depending on the state of the housing market. You a correct we are not living there, the house is empty apart from the appliances which are to be sold with the house. I understand what your saying about it looking better, but was done mainly because of my work load and finding the time to empty it when we do eventually sell, and also for the council tax.
Have spoken to the agent today and they still think we are priced correctly, but have said it is very slow in our area. Also spoke to a couple of auction people who think they can achieve what we are looking for. So we've decided to leave it a few more weeks, if still no interest drop £5000 if no go by autumn then auction.0 -
Hi everyone, thank god this thread is here. I need a rant and have found the place. Our house has been on the Market since April, with a rubbish ea, who gave a fab sales pitch so we fell for it and went with them, we had a couple of viewings, no phone calls, updates nothing, they said that we priced the house to high, but they valued it not us, so we lowered the price on there say so and they said that we were messing around with the price, but they said to do this arghhhhh. Head office ring us to check how everything is going so husband sees the perfect opportunity to let it all out, the outcome is we still have to stay with them but we are now allowed to go with a better ea if there is such a thing on a dual. My husband told big boss that we are not paying the fee as was decided on initial contract as they conned us into it and immediately changed price, he said we will look into that when time comes. Oh the joys of selling. We did the wrong thing of going to look at a house before ours had sold and loved it, now it has sold and we are gutted. Not going to do that again. I feel slightly better now. Thankyou.0

Not come on here for a while but just looking for somewhere to get a bit of advice and let off steam!!
My partner and I don't currently live together but he has had his property on the market for over a year now with only a handful of viewings. It's a one bed flat in Yorkshire in a new development. We are looking to upgrade to a 2 bed house.
The agents have been no use whatsoever and to top it all off on Friday one of the agents turned up with a viewer while my boyfriend was asleep as they hadn't even told him someone had an appointment. The agent then insulted him by saying he thought he was just the tennant! Needless to say my partner was not amused and told him he would show the bloke round himself and told the agent to do one.
The potential buyer has now just said he doesn't want to buy it as it's too small to let out even though my boyfriend said he would accept a drop of £15k on the asking price.
We just feel like it's never going to sell and as it's a bit too far away for me to get to work each day I'm still having to live at home. Ideally we wanted to be in a house this year as next year we would like to settle down and start a family. No can do in a one bed flat though.
It's really starting to get us both down and we just don't know where to turn to.
Hopefully we're going to look into going with a different agent soon but I just can't see it making a difference.
Felt good to get that out. Any advice would be welcomed.

Just joining you, my house should be going on the market tomorrow. We've seen one we like but have not put an offer on it yet as we want to see what is going to happen with ours. Having read the last few pages of this thread I'm not feeling very hopeful any more! Houses do seem to be selling in our area, but then again some seem to hang around for ages for no particular reason - it is just so hard to tell which category we will fall in to.

Hi Tyllwyd, it would probably be better to hold off till after the summer hols, as it's going to be dead during the hols, and by the time they are over, your 'price drop' will be 6 weeks old if that makes sense? You may as well do it once the hols are over the catch the interest, as I agree, I'm sure things do get busier when people try to get in before Christmas?
farmerboy seems like you're also erring to a price drop, then auction - good luck with that, everything is just so slooooow at the mo, so any change of tactics must surely help

I've just spoken to my EA and he's confident we'll be on track to exchange by Mid-Aug so fingers crossed....:o

Our flat valued at 120k has been on the market since oct last year and has been reduced twice, now at 110K. We are willing to cut our losses and sell for 100K but I don't see much point in reducing the price further now if we aren't even getting ANY viewers. I don't know whether we should stay and stick it out in the hope of getting a buyer or buy somewhere else and rent the unsellable one out. We really can't stay here forever but if it's not going to sell then it's not going to sell.
Anyone else in a similar situation and have advice?

We're in a similar position, been on the market since February and we have just talked to the Solictors who have two of us with the same flat on their books. The other people dropped to fixed price and we have discussed doing the same but apparently in the few weeks since they have done it they haven't had any more interest than ours....
So whilst we want shot of the place we're coming round to the idea of renting it out as we moved out of our flat 10 months ago and we can't keep paying 2 lots of bills...
