    Good luck everyone

I have been thinking about getting a new carpet for mine. Its nearly a year since its been on the market and I know the carpet is not in the best condition. Would that really put people off do you think?

Personally i wouldn't think it would as a number of people rip out carpets to suit their taste...

The old addage about when it comes to selling only do to it what adds monetry value comes to mind...

Our landlord is selling this place and the light beige carpet isn't in the best condition either...

Currently we have wooden floors thoughout the downstairs (took long time to sand and lay i can tell you) but upon asking friends and family their opinion on the house they say its not warm felling, homely etc so in an effort to make to more cosy we are installing a carpet in the living room. we also removed the old car from the driveway and the bidet from the bathroom. old pics below. shall keep you up dated as to whether it makes any diffrence at all :rotfl:

Another question for peoples thoughts. As well as selling my own house I now have to sell my mother's house as she recently died. Would it be best to remove everthing and have an empty house or leave stuff in the house for viewings?

Personally i think its nice to 'dress a house' so people can see that, for instance a double bed fits etc. i would remove all the things that dont need to be in it and leave the normal things.

as an additional point, if you empty the house you should be able to get a discount on council tax, normally free for 6 months, so you have to weigh that into consideration too

I’ve been selling my house for 12 months, and my mum’s Torbay flat for 6 months, since getting probate. We’re now on our third ‘buyer’, which this time looks highly likely to exchange. For my mum’s we’re on the third too, and hopefully it will go this time. Unfortunately the Torbay EA is a witless unreliable waste of space, and the solicitor is slooooow to the point of being stationary.

Luckily our sol and EA up here are good.

    Stress, what stress???? :)

Oh, to answer your question… I’d do whatever suits. If you can clear her house easily and quickly when it’s sold, then dress it minimally so there’s not too much to do. Otherwise, clear it and clean it. We did that with my mum’s place, as she was a hoarder and we knew we’d never get it done under time pressure. Viewers haven’t found the ‘blank canvas’ a problem. Just as well really… I never thought we’d be absolutely in parallel waiting for exchanges.

Well I think it looks lovely - just a shame I'm not in your area. :)

We've just put our maisonette on the market - it's been on just over a week and we did have a call from the estate agent after a couple of days saying someone wanted to view it but we weren't available at the time - it sounds like the man is short on time at the moment - and he (the viewer) hasn't been back in touch yet.

We (probably foolishly) have been to see a few places and have seen one we really like, so now I'm hoping for some quick viewings but I've read the summer's not a great time to sell. I'm steeling myself for a wait.

Got a second viewing tomorrow morning at 9.30. The young lad who came last weekend is bringing back his dad. I'm not getting my hopes up as by the sounds of it the dad is stumping up the cash for any purchase and i'm pretty sure hes going to want something he can easily add value to.

Anyone had any offers, viewings or luck over the weekend? I've had none.
