    been to get a carpet measured up for the front room as it currently original wooden floors and we are hoping a carpet may make it look warmer and more inviting for buyers, also are thinking of changing agents

    How about a big rug to give the "cosy" effect of carpet, while still letting buyers see that there is a good original floor underneath. Best of both worlds? :D

    we tried the big rug up until now. my house has always been 'cold', not heat wise, just not really homely and i have asked a few people what they think as getting no feed back from veiwers and they agree it needs to feel more homely and welcoming. also thinking about removing the bidet from the bathroom to make it look bigger

    I'm a bit upset this morning - the house we are hoping to buy has just reduced its price. Which is good in a way, because the new price is much closer to what we thought it was worth, but we were really hoping it would stick at the old price, so that no-one would buy it and it would still be there when we were finally ready to move!

    And I'm also upset because a house, very similar to ours in age etc, but 3 bedrooms not 4 and in an area that is more in demand than ours, was on the market at £45K more than us and has just gone under offer - OK, it is in a better location, but not that much better! So big raspberry to everyone on the board who says that price is the only consideration, if you did your price comparison search you'd have said the house was at least £50K overpriced (which I do think it was).

    Just wanted to say hello ands dont give up hope!

    Ours went on 12 weeks ago. We had one viewer about 3 weeks ago, and one viewer on Monday. Viewer no 1 put an offer in a week ago today which was £4K under the FP of £72. (we had reduced from OIRO of £77,500 about 5 weeks ago) & they wanted extras too. Said we'd wait as we had a viewer coming on the Monday.

    That viewer called on the Tuesday and was apparently wanting to put an offer in but in the meantime Viewer No 1 obviously didn't want to lose it and offered the fixed price, which we accepted.

    So you only need one person...

    Yes, and it appears to be proceeding well. (that should jinx it!)

    It was the nice lady who loved the place but hadn’t yet sold hers. A few weeks later she had sold, albeit with quite a drop in price. After some pre-survey haggling (from her initial accepted offer) which we resisted strongly, we got to a mutually acceptable price.

    It is mentioned somewhere above, but this thread has been fairly fast moving at times! :)

    Aww don't be to disheartened Twyllyd - just because the price has dropped doesn't mean that someone will buy it, and it may well still be available when you're ready. Also, do you know what the offer was on the other house? Maybe it was way below asking price? Liking the raspberry though - it is definitely NOT all about price.

    MB - I would have also thought that a rug would be a good idea, as many people like wooden floors and the option to have a carpet is there, but if you've tried it already that's fair enough. Is there anything else you can do to make it feel a bit more homely, cushions and throws or soft lighting or something? (sorry, I know those are lame ideas- have no imagination when it comes to this stuff!) :rotfl:

    we stripped the wood in the whole house and the whole of the down stairs has wooden floors, i think that may be what people are saying, so with a carpet in the livng room it just adds a little warmth (or at least thats the idea) also i can tell people about the floor underneath and show the old estate agents pics if they like.

    of course i have not done it yet so its all just in the pipeline so to speak

    Personally, I think the wooden floor in the living room looks lovely and it would be a shame to hide it under a fitted carpet, although a hearthside rug would look nice. Actually, all the photos look lovely! Maybe you could warm it up with a few more accessories - flowers on the dining room table, maybe a few more pictures on the wall and nice kitchen accessories to bring a bit more colour in?
  • always make sure we have fresh flowers out for viewers etc and there is currently a nice thick rug, we also now have voile type drapes up in the bay window and im also going to get a smaller table so you can actually see the victorian fire place in the dinning room

    I also think it looks lovely! Voiles should make a difference too as they can really soften the look of a room.

    I can see what you were saying earlier about the bidet - the bathroom would look bigger without it, and I think a lot of people would see it as a waste of space (I would anyway). If it wouldn't cost too much to remove it might be something to think about.
