When we put our property on the market in February, the company they used to do the home reports had a number of weeks waiting list...We went with someone else, a national sort of company and they were pants but they did get our home report done in 3 weeks...Think it depends on who people use and time of year....I know the surveyor doing the home report for this property that we are renting came out within a week so maybe they aren't too busy at the moment...0 -
I need to moan a bit.
We accepted a low offer on our house 7 weeks ago on the sole proviso that the sale went through quickly. We need to sell for financial reasons and the longer we hang around the worst for us, so the low offer was just about O.K if we could exchange and complete quickly. Well, guess what? 7 weeks later and we are still waiting. The EA told us over 2 weeks ago that the buyers had the mortgage agreed, they had the survey done 4 weeks ago and various other surveys on drains etc. so why are we hanging around? It drives me mad.
It seems to be the solicitors who take FOREVER. I wish I knew why. Various posters on this board defend the time it all takes, but I think the house market proffessionals just take a long time because they can and now everyone expects it to take forever. What is going on? The draft contract has been done, I filled in a thousand questions on forms as soon as the offer came in. We have heard nothing for over a fortnight.
It is so frustrating. What worries me is our buyer dropping out. I am not totally convinced they can afford the place and if they drop out now I shall murder someone. Around here I would estimate about a third of house for sale put up Sold or Sale Agreed boards for a few weeks and then take them down again, there seems to be a high rate of buyers pulling out.
If the mortgage offer was agreed then they probably can afford it. I bet you that there is some outstanding enquiry on the sale - I heard this for the 7 weeks after the survey was undertaken. I would ring your estate agent and your solicitor and ask them for an update. The more your badger the more you get put to the top of the pile. You might not win the 'most patient' award but as long as you are nice with it - then pester every 2-3 days until you know exactly what the hold up is. Of course your buyer might be having a wobble but I suspect that in 95% of these cases, some solicitor is taking a week to dictate a letter to the other solicitor, before the secretary takes 3 days to type it up and then send it! I just had a call from a surveyor to make arrangements to do a homebuyers survey on my house.
Am I allowed to believe that this sale is real yet?!
(I know its not really real until contracts have been exchanged, but at some point I've got to start getting excited about it!)

Just after lunch I had a telephone call with MORE questions from my buyer’s solicitor. About six questions, all of which are actually answered on the paperwork already submitted to her five weeks ago at the very beginning. (I’m sure just like your one thousand questions vet8!) Perhaps they want to see if I answer the same this time.
She’s already had one crack at questions, so I have to wonder why the Qs weren’t all asked at the same time. Surely to work efficiently a sol would have a tick-list type of check? Why revisit the job three weeks later? Hey ho!0 -
Starting to get very frustrated now. The guy that is supposedly "very interested" in our flat has had a copy of the second survey since Wednesday. And apparently he STILL has not looked at it :mad: He told the EA he was going to look over it at the weekend. How long does it take to look at three changes. He knows about these changes anyway since we told him when he viewed the first time round. He just wanted proof which is why we got the second survey done. Starting to think that he is another time waster.
Supposed to have had a viewing last Tuesday but they turned out to be a no show :mad: (first time it has happened and I hope it does't happen again) and have another booked for Saturday morning. I hope they decide to turn up!

Next week is giving proof of finances, seeing local solicitor, arranging surveyor, moving money from other accounts ready etc.
Can't wait to get moved in - fingers crossed things go quickly and in a straightforward way.
I know we could have waited and try to drive down the price quite a bit more, but we love the house and it ticks all the boxes for us as a family.
EA won't describe it as "sold" till we provide financial proof on Monday but that should not be a problem.
Just glad I have been checking Rightmove every day and moving fast on viewing anything that looks right for us.

Cherry on the cake would be getting a decent offer for relative's bungalow which is up for sale but I don't want to jinx things by being overly demanding and will leave some good luck vibes for everyone else on here."This site is addictive!"

I rung EA today to ask if there's any further news on when our buyer will book survey on ours and he said he hasn't heard anything so will call Monday. He reckons the fact that things are ticking along fine and that the buyer isn't querying lots of stuff is a good sign. Doesn't help me when I need to register/apply for school places for kids...can't really do much until it's more concrete (exchange quickly please!) Rather frustrating twiddling our thumbs waiting. I am packing up more stuff but am so worried something will go wrong or that I'll jinx it...sigh!
