Fingers crossed that they accept it. From your earlier post it doesn't sound like an unreasonable offer so lets hope they are realistic
I can still afford to buy the place that I want at the price we originally agreed but because I took a lower offer on mine I don't have as much left over to pay for the work that needs doing to it. But the impatient bit of me just wants to call them back and say I'll pay the price we originally agreed just to get it sorted. Vendor appears to have unreasonable expectations so I'm sort of expecting I'll end up having to pay that anyway :cool: But I'm hoping the valuation report gives her a clue that the market isn't going to give her what she wants any time this century0 -

Viewed a house that has just come on the market and we plan to make an offer.
Pointed out to EA showing us round that a brand new one of a similar size has just dropped its price by £40,000 today on Rightmove.
Fingers crossed as I can visualise us living there and really want to get us settled.
Phoned the EA dealing with the bungalow near Whitby and he seems confident of finding us a buyer at a reasonable price."This site is addictive!"

Do you think it might be worth getting the surveyor back to do a revaluation on our house? I don't think it would cost much, and I am pretty sure houses have gone up round here since then (have been on the market since August last year, valuation done in July). We are currently selling fixed price at the valuation price. If our valuation is then higher and we keep our price the same would that be more appealing to potential buyers or is it likely not to make a difference to actually getting them through the door?
We got our surveyor back to go over a few things in our home report as some of the items he had listed previously had since been repaired. It didn't cost us anything, but our survey was only 6 weeks old. Since yours is coming up to a year old I don't know if you would have to pay for another one but it's worth asking your original surveyor.
Our flat was on the market at valuation price but then we dropped it by £5k. We are getting more viewers through the door but I don't know if this has anything to do with it or not. Anything is worth a try at the moment and besides what have you got to lose?Have been DEBT FREE for 4 years and staying that way :T0 -

been to get a carpet measured up for the front room as it currently original wooden floors and we are hoping a carpet may make it look warmer and more inviting for buyers, also are thinking of changing agents

You see I personally would be the other way around in a way as carpet is so personal to taste whereas if you have wooden floors, it gives people more options as to whether they keep it that way or get carpet in...
