    Thanks Az - although I'm very happy to be under offer I'm not looking forward to the weeks of uncertainty and waiting for confirmation of things :( I don't normally have any trouble sleeping but dreaming of and worrying about house stuff is putting paid to that (hayfever and OH's snoring isn't helping ;)), hence the early post!

    Hope you're feeling better and get your voice back soon :)

    Just been reading through your other thread - agree with both sides tbh. You would think viewers/people looking on Rightmove would be able to see what the rooms could be used for without being shown but some people have no imagination, so maybe having defined areas would help. I think Googler makes some good points on the first page, i.e. layout of wording on Rightmove (this annoys me no end as difficult to read), quotation marks, and also as others said the angle of the photos. These are minor things but might be worth doing, because other than that I can't see what else you can do as it's a lovely house and presented nicely :)

    You know, I wouldn't get too hung up on all of the comments on the photos - if you ask for people's opinions, everyone is going to sit there looking at the photos in detail for things that might possibly be better. That's not to say that a buyer is going to be looking at the photos in the same way. With some houses it is obvious straightaway that there is something wrong, but with a house like yours that looks lovely and bright in the photos, people have to be more fussy to come up with things that could be improved.

    Do you think it might be worth getting the surveyor back to do a revaluation on our house? I don't think it would cost much, and I am pretty sure houses have gone up round here since then (have been on the market since August last year, valuation done in July). We are currently selling fixed price at the valuation price. If our valuation is then higher and we keep our price the same would that be more appealing to potential buyers or is it likely not to make a difference to actually getting them through the door?

    I don't know which is worse - the stress of getting an offer or the stress of wondering whether that offer is going to go all the way to completion :p

    Because the first buyer I had pulled out 10 days after I accepted the offer, I'm struggling to have faith that this time its really real and I might have to start packing soon!

    I put in a lower offer on the place I want to buy on Tuesday (half way between the price we agreed last time and the valuation figure) and I still haven't heard whether it has been accepted. Vendor lives overseas so there is a communication delay anyway but the nerves are killing me right now :eek:

    I know what you mean about ‘must be something wrong with it’. We’ve had a few viewers comment that we’ve been for sale for a while. After their viewing they’ve said it’s a lovely house. Unfortunately there is so little on the market here (4-bed) that I have a feeling they feel a bit cornered into choosing from just a few houses, so they’ll just ‘wait and see’.

    We’ve got brilliant schools too. Primary and secondary, but most of our viewers haven’t had kids. Weird.

    We’ve had three offers before now. All silly bu@@ers at the end of the day. Our current proceeding buyer doesn’t fit with who we thought would buy, but that’s not important to us of course. :)

    We're just the two of us and we're looking at 3/4 beds for rent...We have to have one room for an office as hubby works from home and we would like a spare room for family and guests so I don't think it's weird for a couple to see a 4 bed, they may have other reasons needing a big house other than kids or they may be looking at the long term future and thinking that kids might be something they'll consider....

    Yes, I realise there are other needs in housing. It's just that a few years ago people round here would kill for a house so close to the top schools.

    Maybe they've all emigrated... :)

    Boom years have gone and wont be back for a very long time.

    Can empathise - we put an offer in on the place we like today, and the vendor is going to discuss it with her husband tonight. I know I'm being impatient but I just want to know!! The upside is she didn't say no straight off and the EA didn't say 'they won't accept that', so maybe there's hope after all :p
