1st post on this forum. Thought I would join in the 'pain' Our property has been on the market since Easter and had 11 viewings, no second viewings or offers. We are getting people through the door but thats it. We have used a local independent Estate agent who impressed me initially and were efficient with HIP and marketing but 'dont ask viewers for feedback' as a matter of course. I made them ask 3 or 4 of the initial viewers for feedback and it was the usual stuff (garden too small, too much work to do) etc. I have a feeling they could be doing more and have considered changing EA. We have dropped the asking price by £15k and actually got less viewers since we did this. We had seen a property so were after a quick sale but that has been SSTC, but this has not happened, so was wondering whether to change EA or call it a day and build the extension I have planning permission for before the VAT rise or do nothing! Me and the missus are both 'sponging' public sector employees so we are not in for a great 2 years even if we manage to keep our jobs. Whats the view of the effect of the budget on the housing market?0 -

Sorry, should have said - it's a 3 year rental as it would be a corporate let. We are between 2 international schools & being in a small village but excellently located for transport (London, Heathrow, Gatwick) it seems that that is the main market around here. It's almost always 3 years which is why I'm dithering.0 -

Hi - new to this thread, hope you don't mind me joining. On the market since 2008, just reduced as needed but we were not rushing to sell before and with new agent but still no interest
I quoted PottyHouse as I am just south of you in the DY area bordering south staffs - it has been dead as a dodo round here.
I think I was too slow at reducing (other elements at play with joint home owner) but think I am now competitivly (sp?) priced for the size but nothing. I think we may have become that house that because it hasn't sold has something wrong with it.
What to do!! I live in catchment for 2 great Primary and 2 great secondary schools - perfect family house!!0 -

If you went with a Solicitor it would appear on the Solicitors property website for your area, not sure if your Perthshire or Stirling area, would that be better as most peeps here in Scotland use Solicitors Property Centres...

We are in the Stirling area, there seems to be a CSPC which must be new as I hadn't heard of it before, think it is part of GSPC.
The plan is to try out the online guys for 3 months or so and see how it goes, if no joy then we will probably pick a new EA, there is only one in our area that lists on the SPC sites so it will likely be them.
We were just hoping we might be able to sell the place and save a bit of cash at the same time, and that fact that we haven't had any viewers for 6 months we though it couldn't really get any worse..
Although we aren't totally sure why the viewers stopped coming, the agent pretty much stopped contact when we refused to drop the price. The feedback we did get was either the 3rd bedroom was too small (2 quite large and one quite small beds) or the fact that the bathroom is neither upstairs or downstairs, but on a floor of its own half way up, neither of which we can do anything about.0 -

There are a couple of solicitors in Stirling on it....You can do a search for Solicitors on it as well...

Well I have an update - unbelievably, our first viewer (who came for a second viewing yesterday) has put in an offer! It was a more than 10% drop from the asking price, and we said no, but they came back with an offer at 8% below, which is 3k below what we hoped for but is still decent for the size and area, so we've gone for it. Part of me did want to hold out for a bit more (as we've only been on the market a week and not even on Rightmove yet) but to be fair they are cash buyers, can move as quickly as we want and were interested in 2 other properties that had asking prices below what they offered us, so I think we've done pretty well.
The worry now is offering on the house we've set our hearts on (surprisingly OH more than me, when I'm the usual house-lover!) - we spoke to their EA today before accepting our offer to try and get an idea of what sort of offers might accept, but apparently they haven't discussed it. Since our deposit will be 3k less than we hoped we can't go to their asking price, but the amount we can go to is less of a % drop than we took (and I think this is a perfectly decent offer) so we'll see. God, am so nervous and excited I doubt I'll sleep tonight! :rotfl:
