    I need to moan a bit.

    We accepted a low offer on our house 7 weeks ago on the sole proviso that the sale went through quickly. We need to sell for financial reasons and the longer we hang around the worst for us, so the low offer was just about O.K if we could exchange and complete quickly. Well, guess what? 7 weeks later and we are still waiting. The EA told us over 2 weeks ago that the buyers had the mortgage agreed, they had the survey done 4 weeks ago and various other surveys on drains etc. so why are we hanging around? It drives me mad.

    It seems to be the solicitors who take FOREVER. I wish I knew why. Various posters on this board defend the time it all takes, but I think the house market proffessionals just take a long time because they can and now everyone expects it to take forever. What is going on? The draft contract has been done, I filled in a thousand questions on forms as soon as the offer came in. We have heard nothing for over a fortnight.

    It is so frustrating. What worries me is our buyer dropping out. I am not totally convinced they can afford the place and if they drop out now I shall murder someone. Around here I would estimate about a third of house for sale put up Sold or Sale Agreed boards for a few weeks and then take them down again, there seems to be a high rate of buyers pulling out.

    I just had a call from a surveyor to make arrangements to do a homebuyers survey on my house.

    Am I allowed to believe that this sale is real yet?!

    (I know its not really real until contracts have been exchanged, but at some point I've got to start getting excited about it!)

    Not_loaded, that's great news, i think i must have missed it, things are happening so fast and we're up to our eyeballs trying to fid somewhere suitable to live I can't always take things in...


    Monkybunny, i think i'm going to make things worse for you by saying your house is gorgeous. I really like the wooden floor, not sure if I am bias as I have seen some real "classics" of carpeting in finding somewhere new to rent at the moment and a wooden floor seems like heaven.. :D As for the bidet, personally I would take it out, the only reason people might use it is to wsh their feet anyway... :rotfl:

    Tyllwd, same thing happened to us on Tuesday in a way, someone has bought out of the 4 flats on offer, they have bought the one with timber problems and in the ugly block as it were..Didn't even look at ours... :( I am assuming it is because they've put in a low offer but it's so disheartening...

    yea thats all we use it for to wash our feet. i do love my wooden floors they took me a long time to sand and lay but i will try anything now, its been on since November 2009. and its really a family home and i just think it may appeal more with just the one carpet, its a plain carpet light color etc

    Be careful it isn't too light....They tend to put the light ones in rented properties and I know as a buyer i would be thinking that it would have to go....With our light one here in this rented property it's nightmare everyday to keep clean, I have sworn never to have such a light beige carpet...

    we stripped the wood in the whole house and the whole of the down stairs has wooden floors, i think that may be what people are saying, so with a carpet in the livng room it just adds a little warmth (or at least thats the idea) also i can tell people about the floor underneath and show the old estate agents pics if they like.
    of course i have not done it yet so its all just in the pipeline so to speak
    I’m going to be annoying by saying I love it as it is!

    We have cats and prefer no carpets, due to fleas loving wall to wall carpet.

    It amazes me too!

    What they appear to do is put the file away and then do nothing until someone shouts. I have a feeling that they feel the time taken demonstrates how important and valuable their service is. I’d happily pay a bit more if they’d guarantee to effing well get on wiv it! :)

    Try being in Scotland where even the marketing of your property is dealt with by Solicitors...:eek:

    Phoned the EA for the house we viewed yesterday and put in an offer which was £30K below asking price (about 7% drop).

    Got a quick response back that as the house had only just gone on the market and we were the first to view and to offer, they wanted to see if they could do better.

    We phoned back an hour later and upped by £10K saying that was the best that we could realistically do - we would give them a week or so to think about it and leave the offer on the table.

    Fingers crossed they will see the offer is more than reasonable for a quick cash sale. We really like the house and can see us being happy there as a family.

    The price of a new build similar in size just dropped £40K this week on Rightmove so I pointed that out to the EA and that the market was hardly bouyant.

    Lots happening on thread congrats to those progressing, hugs to those who need them...

    Vet8 it's been over three weeks since we accepted our offer on our house. EA had advised then that he'd expect the survey on our house to be booked in at max within 10 days, but nothing as yet. My solicitor has everything, ready to go, guns-a-blazing, but it's all very quiet on our buyer's front, as apparently they are waiting for a survey to be booked on their property before they book ours. When we accepted, the EA suggested 6-8 weeks to exchange, and earlier this week, it was 4-6 weeks from this week, so I can see it all just taking a LONG time to happen.

    All the time I get sick with the worry that the buyer will pull out...wish people would communicate a bit better, so that I could relax a bit!

  • Hi, sounds a long time to get the surveyor round? We sorted out a deal on fri 11th June, and had the contracts done by the following wednesday and the surveyor came this wednesday 23rd, the buyers seem to be wanting to get on with it, as do we. Surveyors arent that busy at the mo surely??
