Got phone call around 11 this morning from the EA about the offer we made yesterday, giving the vendors a week to think about it.
They have accepted!
Next week is giving proof of finances, seeing local solicitor, arranging surveyor, moving money from other accounts ready etc.
Can't wait to get moved in - fingers crossed things go quickly and in a straightforward way.
I know we could have waited and try to drive down the price quite a bit more, but we love the house and it ticks all the boxes for us as a family.
EA won't describe it as "sold" till we provide financial proof on Monday but that should not be a problem.
Just glad I have been checking Rightmove every day and moving fast on viewing anything that looks right for us.

Cherry on the cake would be getting a decent offer for relative's bungalow which is up for sale but I don't want to jinx things by being overly demanding and will leave some good luck vibes for everyone else on here.

Our first offer was rejected (as expected); we've upped it a bit to only just below what the EA reckons will clinch it, so fingers crossed. Probably won't hear til Monday, and although OH is quietly confident I refuse to think it might be ours until we get the official yes!

Hi, all. Just wanted to let you know that we have accepted an offer on our house. It is not as much as we would have hoped for but, after 30 plus viewings we decided to accept. Just had contact from our solicitor so I am trying to stay positive following a recent previous experience. We will have to use some savings to buy somewhere as we don't want a mortgage but I just want to get on with the next stage of my life.

Hi all, just after a bit of support / advice.
After 16 months of being on the market, 5 offers, proceeding in two chains which have fallen through 4 times between them .... we are at our wits end.
Seriously thinking about coming off the market, it is really affecting our health/relationship and everyday life.
I know that if we did take house off the market I would still want to move - yes we could throw money into it and change a few bits but we cannot change where it is or the size of the garden (2 of the reasons for moving !!).
Had a really awful day today and its the weekend !!! We did not have any viewings and had the whole day to indulge ourselves but the house business took over and ruined it.
If we could do it, we would rent this house out and buy another chain free - but there is no way financially we can. We are making sideways move and would you believe we have got nowhere and already spent £1700.:rotfl: :rotfl: :rotfl: :rotfl: :rotfl:0 -

I really feel your pain, personally if it was me i would leave it on the market but if you can don't put your life on hold for it...Don't expect viewings each weekend, instead plan something really nice to do together and then if a viewing does crop up take it from there but you come first and if you need a day out then I am sure viewings can wait one day.....
As i said pretty whcaked out so not sure if that makes sense but will reply more tomorrow, jsut oculdn't read and not offer some support...0 -
Pottyhouse I agree with NEH. Don't let the selling rut run your life and try not to think when is the next viewer is going to come along? I know it's easier said than done.
Go away for the weekend or something just to recharge and relax.

We were expecting to "exchange contracts" on the last day of our holiday, 11th June - thats when it all hit the fan ... needless to say it seems a lot longer than 2 weeks ago we had our annual get away !!!!! That is really tough for anyone to cope with - you have loads of sympathy from me! I think if it was me, I'd get some paint and redecorate one of the rooms - not for any scientific reason, just because I wanted to change something and that's the easiest thing to do.
Good luck, things are at a really low ebb right now but they could still change.0 -
and I too have lost money by a buyer backing out at the last minute. (I've also paid for some drawings to be done ready to submit for planning permission on house I'm meant to be buying so hope I don't lose that too.)
The offer was made on my house at the end of March, my buyers survey was done around 20th April, their solictors were slow but final queries related to the survey were submitted to mine on 20th June. 3 days later the estate agent received an email saying they were backing out and not to contact them. When I spoke to my solicitor she immediately contacted theirs and they had not contacted him so backing out was nothing to do with the queries.
The surveyors report was riddled with inaccuracies as was evidenced by the queries - he suggested I have flying freehold, which both solicitors agree I don't and asked about a non-existent loft conversion! (the house is Victorian and was built this way)
We were due to exchange this coming week so half my house is in boxes as I'm downsizing to a house needing work so much is to go into storage.
My buyers have been 5 times in total including one visit with a builder.
The system really needs revamping so that no-one can pull out so late in the process without a good reason or compensating the other party. I know the phrase is caveat emptor (buyer beware) but I think that the seller needs some security too.0 -

Congrats Whitesatin, we did the same and took a low offer as we'd had it with so many viewings. Still waiting for it to become more definite but I so hope it goes through ok - for you, me and everyone else in the same boat
