Is anyone else completely obsessed with this house mullarkey????
    Thanks Azkaban
I don’t know about obsessed, but we spent 11 months focused on it with all other matters put aside. We had no idea it was going to be that long of course.

No hols or anything - we only spent on house and garden improvements that were tweaks to our original house doctoring. Now we think we have the sale in the bag, we’re really looking forward to moving on with our lives. It’s been a difficult time for us with my mum passing away last November.

I’ve been dealing with her probate and estate too, and I’ve nearly finished that as well. One failed sale on her flat so far due to an idiot EA and idiot buyer combined, but another offer running right now. So it’s fingers crossed time yet again. So twice currently then…

In the eleven months for our property we’ve had three people offer and then mess us about big time for absolutely no reason. The stress levels are well contained usually, but every now and then I’ll have a crack at the lazy EA, or the queue jumper, or the poster who brazenly mentions ‘pulling out of the purchase at the last minute’ for no apparent reason, mentions a whim, and states ‘that is my right and it is the risk that you take’ and then likens the whole affair to buying a can of beans.

In the current climate this really ain’t the place to be flippant about property selling.

Aaaaaaaargh - the vendor of the house I want to buy has rejected my offer. And accepted the fact that she can't get what she wants for it in the current market so she's taking it off the market.
I've told the EA that I am willing to pay what she's wanting (even though it is over the odds) because there isn't a lot out there that ticks our boxes but now I'm worried that she's decided to take it off the market totally. And she's overseas so there is always a massive delay getting responses out of her.
Oh I wish this whole process could be simplified in some way. Its bad enough that you're committing to spending hundreds of thousands of pounds without the complexities of the English legal system making things even harder!
I hope this will work out for you.

A year ago our neighbour was on the market for a few months, They had loads of viewings, and it all culminated in a fight between three people bidding it up.

Result? They accepted an offer and within days took it off the market as they’d ‘changed their mind’.

The difference between buying a can of beans and buying a house is that neither you nor the shop have to spend a significant proportion of a month's salary in order for you to get the tin of beans to the counter if you think you want to buy them :rotfl:

Hope you manage to get the property you want Sonastin, it's stressful waiting and feeling like people could let you down at any second isn't it?

Pottyhouse - I think we have become a little bit obsessed in that we're sort of putting our lives on hold (no holidays etc) until it's all done (although that is partly financial!) - if it goes quickly and smoothly then fine but if it drags on for months/years OH might just implode!

We're still none the wiser about our position - our EA was meant to contact us the day after we accepted the offer, in order to sort out solicitors details etc. That was nearly a week ago and heard nothing. Happened to be passing at the weekend so called in and had a word, "yes no worries, someone will definitely ring you tomorrow". Still nothing. They may have sold my house but other than that they are bloody rubbish!!

Buying isn't much better either - vendor has neither accepted or rejected our second offer, but is now saying they want the asking price as it will include lots of stuff in the house. Tbh we don't want most of it (furniture - we have our own and their taste certainly isn't mine!). There are a few bits we would like but we were led to believe they would be included in a sale price rather than added on, and if that's the case we can easily do without them. The vendors are massively downsizing so not sure what they're going to do with the stuff (v big items), but from this and past conversations with them/EA we're getting a bit worried that they're not sure if they're going to move and are maybe stalling and messing us about because if this... GRRR!!!

  • Well after 2 weeks off the market, we're back in the game!

New Agent and 5K lower price, which from what I can see, puts us as the joint lowest price in the area for a house that doesn't require "modernisation".

Of course, we're now just in time for the Summer Holidays :rotfl:

Good to hear some folks have had, & even accepted, offers. Good luck to all. :T

I've never quite worked out why vendors think you should pay them more just because they don't want to take their furniture away!

EAs are definitely a law unto themselves. I heard from my first EA more after I had sacked them (when they thought I was selling to someone they thought they'd "introduced") than I did in the preceding 4 months that they were supposed to be acting for me. Thankfully now I seem to be with one of the good ones and things seem to be going smoothly (shhhhh! did I say that out loud? don't want to jinx it!)

I don't get why I should pay to dispose of someone else's junk either, glad I'm not the only one!! We've gone back to their EA and said we don't want their stuff and the amount we offered still stands - have a horrible feeling it's going to be a no, but maybe the EA can talk some sense into them -they need to realise that a very reasonable offer from proceedable buyers doesn't come along every day!

Funnily enough, our EA rang today as part of their 'vendor care' package :rotfl:He asked how I'd found the customer service so I told them the communication was rubbish and we were still waiting to speak to someone about our sale. He promised to get onto it, and to his credit I did actually get a phonecall this afternoon that could well have been them, but I couldn't answer it and they didn't leave a message so who knows!! :p

Most removals companies do house clearances as well so why don't they get them to do that at the same time as moving??

We're not any further on finding somewhere to rent...though on the plus side I do know when we buy what not to buy :rotfl:

Notloaded, sorry to hear about your loss, it's awful when you have to deal with stresses of selling a house as it is, so it must have been really hard for you with your mother passing away...hugs

Sonastin, bad luck about your offer being rejected, what a shame - I hope you manage to coax the seller to part with her house to you!

PottyHouse, I also agree, it is your house until you sell, so you can do what you like with it, but it would be nice 'out of courtesy' to let the EA know so that they can pass the info on to the relevant parties...if anything any buyers in the pipeline will be happy that you're touching up the house?

WheelieWood, welcome back officially to the madhouse, and fingers crossed for better outcomes with a new EA and lower price!

NEH, good luck with finding a suitable rental soon...it's all a horrible long waiting game isn't it?!

Blodwen, it's been 4 weeks today since we accepted our offer and we've not had anything happen. I sent my solicitor a message yesterday and he's duly chased everyone and lo and behold we've received a letter (via scanned email from my solicitor) from our buyer's solicitor with a list of 7 queries, and some forms requiring to be filled in and other bits and bobs. Now I'm very quick with stuff like this, normally send stuff back the same day or at the most within 2 days (as I plan to with this) but am sat here thinking WHY has it taken them this long to ask these questions? They could have asked weeks ago, I'd have responded and they could come back with more stuff?

It's just time-consuming/wasting, and unnecessary delays as far as I'm concerned, and they've only got into action after my sol has chased them....I hate to think what would have happened if I hadn't chased sooner myself. Get onto your solicitor Blodwen and see if you can 'Gee up' from your end...

I must admit though, now that I've seen something from the buyer's end, I'm a bit happier that the wheels are turning, albeit slowly :p
