Well, I had a viewing yesterday, a lady from South Africa loved it! She said she viewed 11 different properties yesterday and mine was a million miles apart from the others she viewed, chalk and cheese was her comparison lol.
Said she wished she viewed this property first, as it would have saved her all day of looking!! Said she will be in touch with the EA's Monday!!
Also had a young lad come round with his dad today for his 2nd viewing, wanted to check the roof out inside the loft and has since emailed me to say he is going to make an offer via the EA's tomorrow!!!
While the young lad and his dad were on their way out, I had my 12:30 viewing which came 15 min early! I wonder if this made the decision easier for him to make an offer??
Anyway...this 12:30 viewing was not arranged through my EA's as they found my house on Facebook's market place and also contacted me through Facebook with regards to viewing. The dad came on his own initially and said it was perfect, then he came back a 2nd time within half hour with his son (who they are buying it for) and said they like it a lot and are cash buyers!!! But just want the mother to come and view it as she will be buying it for him!
What a place to be in eh, although no offer on the table as of yet, if one did come I really don't know who to go with?
The young lad has an AIP and the other 2 are cash buyers, but out of the 3 of them I would like the young lad to have it!
What would you guys do? Bearing in mind I wouldn't have to pay the EA's if I went with the Facebookers! How hard is it to instruct the solicitors concerned with the both of us?
And also the people who were introduced through my EA's will have to offer 2k more on the facebookers?
I know it's a bit premature to try and 2nd guess what will happen, but we all need a plan don't we.....0 -
Well I had a viewer come round on Saturday morning and feedback from EA immediately after didn't sound too promising. But then 2 hours later, EA phoned back with an offer. Trouble is, it was such a loooooooooow offer it was ridiculous. Not holding out too much hope of a counter offer being anywhere near what I need/want to get but at least it means people out there do like my house after all. Was beginning to think it was just me!!0

onastin, make your EA work for his money!! mine wouldn`t consider us accepting an offer 4.5k below asking. He said he would negotiate to full asking price and he did just that. We felt that our EA was completely on our side and that we were in safe hands. Some EAs seem to have such an easy ride on the backs of sellers0

I think my EA is on my wavelength on this one. The message she left initially wasn't "they've made an offer" it was "please call me". When I spoke to her she said "its not very good but I have to put it to you anyway".
I've told the EA what I want at the moment, and what my absolute floor is to get the house I'm after, but I'm not ready to drop that low just yet as this EA has only had a couple of weeks marketing it so far so I'll give them a bit longer to find the right buyer for me if this one doesn't want to up the offer to something a bit more realistic!0 -
The property market in our area seems to really be in the doldrums - we've only had two viewings in the last six weeks, which is very disheartening. I've been keeping an eye since we put our house on the market, and in those six weeks none of the 20 or so properties in our price bracket (300-350K) have gone under offer. And before anyone tells me smugly that it is the price that is the problem, nothing much is happening in the 200-300 price bracket either. If price was the only problem, surely some people would be accepting lower offers and things would be moving. I've had a look at the house prices report on home.co.uk, which can give you a little graph showing how many houses have sold per month in your area, and hardly anything happened in our town in jan/feb/march.0

I think area, price and type of property selling comes into it. My property has had 10 viewings over the last 10 days and an offer within a few % of the asking price. At the same time I know people who have had little interest in the last few months where I am in Surrey. I get the impression that the market for flats is dead, Market for reasonably priced houses is ok but for larger properties the market also seems dead.0

Well done Azkaban – now the conveyancing fun can start! I am about 11 weeks down the line after offer. The buyers sol has now returned from leave (I think) after 2.5 weeks! Everything is ready I hope aside from the final confirmation of the mortgage offer. The lenders wanted some info regarding structural movement and were provided with everything (certificate of adequacy, confirmation the building continues to be insured by freeholder etc) – apparently a final decision has been made last week but am tenderhooks to find out exactly what it is as the lender is taking 1 week + to process anything. If its not okay then the sale will fall through; if it is okay then I think (pending the buyers sol) we are ready to exchange. It takes so long you start to imagine that this will never happen. If I exchange this week I will actually be shocked – I don’t think I can go another weekend not knowing!0
