The dad came on his own initially and said it was perfect, then he came back a 2nd time within half hour with his son (who they are buying it for) and said they like it a lot and are cash buyers!!! But just want the mother to come and view it as she will be buying it for him!

    What a place to be in eh, although no offer on the table as of yet, if one did come I really don't know who to go with?
    The young lad has an AIP and the other 2 are cash buyers, but out of the 3 of them I would like the young lad to have it!

    What would you guys do? Bearing in mind I wouldn't have to pay the EA's if I went with the Facebookers! How hard is it to instruct the solicitors concerned with the both of us?
    And also the people who were introduced through my EA's will have to offer 2k more on the facebookers?

    I know it's a bit premature to try and 2nd guess what will happen, but we all need a plan don't we.....

    Thanks, and omg what an envious position to be in, you seem to have had a load of interest with potential offers all at once!! Wait till you hear from them about the offers, and see where you stand, and then you can decide about how to play it. For all you know one of the offers may stand out far better than others, making the decision easy for you :)

    Hmm as it is early days for you, you can hold out for a much better offer...it's so hard with this whole 'game'...your offerees may just be testing the water so to speak. Kittie is right though, make your EA do the work for you, to bring the offer up to a level you'll accept, or find a more suitable buyer/offer :)

    This is the 4th time I have moved and sold in the last 9 years (I have grey hair at 31). I have never known it takes less than 12 weeks from offer to exchange, there is always some enquiry outstanding. My worst one was 5 months....I was spitting feathers by the end. If I can exchange in the next 2 weeks I will be happy. The buyers sol has now confirmed his return to the office (through copying me into an e-mail to express his disatisfaction at my e-mail to his office in his absence - whoops but I got a bit stressed at the lack of contact). The enquiry (argh) is due back tomorrow or wednesday. The lender has made a final decision so lets hope it is positive. I daren't ask if this is the only thing outstanding now as the buyers sol is obviously irate! I am hoping by tomorrow or weds there will be some real indication of if we can exchange or not.

    Oh there is so much to do when selling/buying/renting, not least of which is all the change of address letters. I am waiting re driving licence and passport until last as so many agencies want sight of them in case of money laundering. I have just done the mail re-direction form today for the end of the month and then we`ll be wanting the driving licence for van hire. Doh there is so much paperwork these days. I have 8 ready to post next week but lots more to do as I don`t feel fully confident until we actually complete on the new house this friday. I made a list which helps as I have added to it a few times

    goldbyron, I do empathise with you. I am sitting on my hands re our buyer as I am sure they are proceeding but I have to be patient

    I had an offer on mine this afternoon and after a quick call by the EA the buyer raised it a little bit so I accepted it, property will still be marketed as they don't have a mortgage arranged yet so its not coming off the market until the valuation/survey is done as reading the problems and pull outs other people here have had I am very aware that things are likely to go wrong at any stage and that once they have paid out a reasonable amount to get a mortgage and survey the likelyhood will go down a bit!!
    Its a buyer with nothing to sell and I don't have an upward chain so theoretically there will be no major hold up as they can choose their own date for moving in and as they have children I suspect they will want to be moved before the new school year starts in September so please keep fingers crossed for me that it all goes fairly smoothly :)

    Home improvement secured loans 30,130/41,000 and 23,156/28,000 End 2027 and 2029
    Mortgage 64,513/100,000 End Nov 2035
    2022 all rolling into new mortgage + extra to finish house. 125,000 End 2036
