Congratulations Susie! :T and well done Az!!

Just a quick update from me. We had our first viewing on Friday, they were a married couple towing 3 kids along with them. We guessed straight away that our house may be too small for them, only being a 3 bed. We got the expected feedback from the EA today that they loved the house, but they are looking for something a bit bigger. As it turns out they have 4 kids! so our house would definitely be a bit on the cosy side.

Our EA thinks she has some more potentials interested this week, so fingers crossed :)

We have got another viewing tomight! thats the 2nd so far. Im glad were keeping the house fairly tidy as its not proving that hard to hide all of our stuff and make the house ready for viewings!

What are peoples thoughts on looking to buy thier next house? We are keeping an eye out on the net for possibles but are not planning on viewing any till we have an offer on the table. THen I guess we would try to view as many as possible in the one weekend!

I think the trouble with looking to early is you might see something you want but then it might have gone by the time you can buy it!

We are keeping our eye on Rightmove and have some houses stored in the shortlist but not viewing anything until we have an offer. Been on the market 2.5 weeks with no viewings.

Congratulations Susie, and good luck Kau and Mike with your viewings :)

Nothing going on here- am tempted to ring the agent today to see whether they've written up the details. It's been a week since he came round and took the photos and measurements which I think is ample time - am I being impatient?! Am just dying to get on the market asap and feel like they're wasting precious time!

We've been to see a few places and are only just coming onto the market ourselves, but the agents and vendors have all known that whilst we are serious buyers we also have to sell ours first. I do worry about seeing something and then it going before we're proceedable but it's just one of those things, there are plenty of houses out there and I'm sure we'll find one we love.

our dd waited until they had a firm offer and surveys had been done and then they went manic looking. They became exhausted over the weeks and could find nothing that they really wanted, so have now arranged a rental property. The whole process was incredibly stress-making and getting a decent rental was just as bad. If I were you, then I would at least home in on a specific area now and then wait to pounce on a property a little further on in the process

that is the right thing to do. We had 3 extremely interested viewers who all had property to sell. Time wasting really and heart breaking for two of them, who were desperate to move to this development. The one who got the property is viewer 4 who is very proceedable, so we will pull out the stops for them

I know the area I want to move to quite well, but my OH doesn't at all. The main reason for trying to move now is because he doesn't like the area that I currently live in. I wanted to view a couple of properties with him so that I could make sure it was the sort of area he would consider moving to. We also have very different tastes when it comes to housing, so I wanted to make sure there was something out there that we could both live with, at a price I could afford.

We've only actually viewed 3 or 4 places, despite having about 50 maybes on my rightmove shortlist, because I didn't want to waste too many people's time (2 of the 4 were empty anyway, don't mind wasting EAs time as much!). I'm pretty sure one of the empty ones is the right one for us, but we might view some more once I've sold my place just to make sure. I put an offer in on it when I thought I had a buyer but there is a voice in the back of my head telling me I haven't done enough looking yet, even though it does tick all of our boxes.

I'm also thinking of moving into my mums house when I sell to break the chain. Having had one buyer pull out on me already, I'd hate to mess the vendor (any vendor) around again so I don't want to make another offer until I've exchanged and its all set. The thought of trying to move everything on completion day is also pretty daunting!

Oh there is so much to do when selling/buying/renting, not least of which is all the change of address letters. I am waiting re driving licence and passport until last as so many agencies want sight of them in case of money laundering. I have just done the mail re-direction form today for the end of the month and then we`ll be wanting the driving licence for van hire. Doh there is so much paperwork these days. I have 8 ready to post next week but lots more to do as I don`t feel fully confident until we actually complete on the new house this friday. I made a list which helps as I have added to it a few times

goldbyron, I do empathise with you. I am sitting on my hands re our buyer as I am sure they are proceeding but I have to be patient

If you have exchanged - you will 99.99% complete so don't worry! I am impatiently trying not to look at my phone/e-mail - I was sure that I will hear some news today that will impact on whether we can exchange or not this week. This waiting is a killer!!!!
